Comments (6)Thanks for your reply, macv. Our contractor says it's "no problem", but my gut just says it can't be a good idea to break a hole in a foundation perimeter. The foundation was not designed for the opening since it was poured 50 years ago and not intended for an addition. I have 2 guys coming out tomorrow, and just put in a request with a company that specializes in foundations (we'll see if they get back to me) The house does have a slight tilt, and the porch floor bows, as well as the living room. The ultimate cause is most likely: age (100 yo) and improper water drainage from the roof. Oh, and possibly termite (we are still waiting for the report) We just don't want to move into the money pit. The unknown is the scary part! It could be a relatively simple, inexpensive fix, or it could be very costly. We have til Friday - only 1 full day - to make our decision before we're locked in, so it's a mad scramble. We only got the home inspection done yesterday and report came today, with more details. It's a REO, so negotiation may not be an option. Thank you again - and any other thoughts are appreciated. Comments (5)Thanks very much for the response Renovator8, I did have a consultation with an engineer as well. The issue I am trying to resolve is for a house that is quite old. We obtained waivers for certain parts of the construction footings due to the presence of old live oaks. One suggestion was to cantilever over the roots of the oak. As I look at my question, I think I asked too much. The main issue is one which I have to work out with the city, the architect and the framer and principally involves working out a compromise between them which I understand and agree is a good solution. No one person is in agreement with everyone else and all are good, qualified professionals. Ultimately, the city inspector rules. Comments (5)The pipes should be in an environment that will protect them from freezing or being damaged in any other manner. This could be achieved by anything from wrapping all the piped with heat tape and insulation to constructing a continuous foundation wall at the perimeter of the addition. Some alternatives will work better than others. That being said, ask your builder what he had in mind....See MoreCindi K
