What designed this house? Builder? Draftsman? Architect?

These are preliminary drawings for a custom home design.

Oh good, then there is absolutely no reason why you should be stuck with a 4 ft knee wall in your closet. None.

I don't mean this rudely, but I suspect there are some other glaring problems with the plan as a whole if the architect/designer/draftsman thought a master closet with a 4 ft knee wall was a good idea.

Thank you for your input :) I really appreciate your comment. Our architect has been wonderful -we have a specific exterior in mind that somewhat limits what can be done with the upstairs layout. Would you have any suggestions on how to design the bathroom and closet with that 4 foot knee wall? My initial thought was to split the space evenly between the closet and bathroom so they are side by side, but can’t quite figure out how the layout in the bathroom would be.

How would you use the 4' section of the bathroom? While it can be used for storage in the closet, it seems like it would be pretty problematic for a bathroom.

How do you plan on getting furniture in that bedroom?

I have a hard time believing the person that designed this is licensed. If they are not licensed by your State to practice architecture, please do not refer to them as an "architect". It is illegal for them to refer to themselves as an architect if they are not licensed.

First off, your bedroom is required to have an egress window.

Have your designer draw a section through the house that shows through the four foot high wall, the bathroom, and the bedroom. Draw a line parallel to the four foot wall at a location that would represent a 6'-8" wall. From that line toward the bedroom is your usable space.

Have your draftsman layout, in the usable space, a walk-in closet against the wall common to the stairs that is 7'-0" wide with hanging on each side and a 3' walkway in between (and a door); and a bathroom between the closet and the east exterior wall (assuming north is up) that has a shower, toilet, sink & vanity, a door, and windows; and the bedroom taking up the rest of the space with windows in the north wall AND in the east wall.

What is on the other side of this level? What exterior are you “married” to? Why do you have a 4 ft wall on the front but a full height on the back?

I’m very surprised an architect designed this. Why?

The door to the master opens almost 1/4 into the room instead of at the end of the wall, wasting space on the wall.

Additionally when the door is open into the room, it blocks the hallway to the bathroom and closet.

There is only windows on one wall in the bedroom.

The bathroom has a pocket door but there is plenty of space for a full door to open into the room.

Where the “architect” has the linen closet, how will it open with the toilet there? It’s too long and skinny to be useful if it opens towards the sink

If that’s a 14’ expanse at the front of the house with no windows,what does the front elevation look like with no windows? A blank wall? What do the elevations look like?

In the secondary bathroom in the hall, if the bathroom door is open, the first thing you see is the toilet?

And the only way to get into the bath in that room is on the side with the water controls?

As mentioned by shead if I found this many issues just in the bedroom and secondary bath, I’d hate to see what else is wrong in the rest of the house.

I do think some things should be considered that has already been mentioned. How are furniture going to make it up the stairs and into the rooms. It seems the stair railing will need to be open all the way so one can lift furniture above it to make sure to be able to get it upstairs.

If the elevation is driving the knee wall then it might be time to consider changing the elevation to make it more usable space. What is the roof pitch? Maybe a steeper pitch to get more space. It seems as the closet is now that it could all fall under the 6'8" height that is the height used to count as square footage in an appraisal.

If the bath and closet was split as suggested above I'd make the bath shorter and just have dead space in the area where the height is too low or use it to install some deep drawers that are stair stepped in depth that can be used to store toiletries, towels, and toilet paper.

Then in the closet I'd use that space for deep drawers too with stair stepped shelves above it to store foldable things and/or shoes on the shelves. I wouldn't actually use the low wall space where you have to bend over other than for built in storage.
