Comments (9)The window over the fireplace--how high off the floor is it? I'm wondering if you could change out the fireplace to a lower-profile unit and move it to be under one of the other windows. (No idea how expensive that would be.) Then you might be able to put the TV where the fireplace currently is. Placed on a TV stand, it might block the lower part of the window. If that bothers you, you could look into a TV stand that hides the TV and raises it to viewing height at the touch of a button. Or a wall mount that would let you raise and lower the TV--up when you are watching it and lower when you aren't. Comments (6)On the second option for your pantry/ref wall: if your refrigerator is all the way in the corner next to a wall, it will be hard (or impossible) to open the right hand door all the way. This will make it hard to pull out drawers etc. for cleaning. So my vote would be to have the 18" broom closet between the ref and the corner wall. However, I'm a bit concerned about the glass doors next to the refrigerator. If there is a way to make sure that the fridge door won't slip and hit the glass door, or vice versa, that would be great. I guess it depends on the depth and location of handles. Since you have 2 stacks of drawers in the china cabinet, I'd go for 2 stacked cabinets rather than three for the uppers. (Unless you have an inspiration picture that you love, that shows it like you have your drawing.) Would you consider removing the door between the kitchen and dining room? Comments (30)Hmmm... though not sure her TV will be all that large, so in our somewhat visually impaired family, that is not that far! And 60" is definitely NOT in her budget... most likely she will take one of ours that is maybe 36." I do still like your catty-cornered arrangement, thinking maybe with both the couch and TV pulled out some it may look less like "clear across the room" especially if one was sitting in the chair closer to the TV....See MoreBuilding New House - Need Layout Advice!
Comments (77)Thank you all! To add some context, we are working with a custom builder and will have the architect draft our plans however, we get only two revisions upon the first draft. That is why I wanted to come in extra prepared. I'm sure our process is not like a truly custom home -- but I agree I want to leverage the expertise of the architect. Sounds like you're using the builder's "architect". I'm guessing the builder's "architect" is really a draftsman and not a LICENSED architect. Why do I say that? Because our builder basically had us work with his "architect" who turned out to be a draftsman, and a very poor one. Can you instead get your own architect? Even if the person you're using is licensed, chances are they will make it easiest for the builder and not what is best for you because he/she is "paid" by the builder.
