If you intend to keep the fireplace, I'd tear out the whole built-in/fireplace unit, center the fireplace on the corner wall and then build in the fireplace with stone/tile/etc and carry it to the ceiling. This, of course, means closing up the window above the fireplace. Then you could hang the TV above the fireplace.

Are you choosing the other wall because of furniture layout?

At first glance, I am wondering about closing in the open wall to the right of the bookcase, at least part way up, perhaps leaving an arched opening above it.

I think closing up that window above the fireplace is going to darken the room tremendously. Your window on the left is under the cover of a porch, so not a good source of strong light.

Have you tried hanging a dark blanket or putting cardboard over that window to get a sense of what happens when you lose it?

I'm with Les, it's hard to tell without seeing the whole room. I'm trying to figure out what's to the right of the bookshelf.

Do you need the FP? Or are you going to re-do it? Not sure what the PO's had in mind by enclosing it that way.

If it were my room, I'd keep the windows as is and install plantation shutters. That way you can place the TV in front of one and the shutters could serve as a wall when closed, and you'd have more options on where to place the TV and FP.

I don't have many other photos. I'll be back on Monday and will take some more. The kitchen/dining room is to the right of the book shelf, so I don't want to close that up. In the mean time, here are a few more photos:

I think I would put the TV on top of the fireplace if possible. You could dress the fireplace up with stone or brick veneer....and maybe open up the enclosed part of the fireplace and put shelves for your components. Guess that would mean getting rid of the window above the fireplace. You have a pretty room and keep us informed of what you do to it.

The window over the fireplace--how high off the floor is it? I'm wondering if you could change out the fireplace to a lower-profile unit and move it to be under one of the other windows. (No idea how expensive that would be.) Then you might be able to put the TV where the fireplace currently is.

Placed on a TV stand, it might block the lower part of the window. If that bothers you, you could look into a TV stand that hides the TV and raises it to viewing height at the touch of a button. Or a wall mount that would let you raise and lower the TV--up when you are watching it and lower when you aren't. That would also allow you to adjust the viewing angle, if you wanted to watch it from the kitchen.

I would probably remove the fireplace altogether and put the TV in a dedicated built-in spot centered in that location. Since you are replacing the flooring anyway, it could be much shallower.

This is my personal bias, but a chimney-less fireplace seems the most unreal of all types of modern fireplaces, and since it is going to compete with the natural focal point of the TV in a TV-viewing room, I would eliminate it entirely.

I would replace the corner fireplace with a fireplace that is indeed centered in the wall with a stone facade right up to the ceiling -- PLUS consider making it a double-sided fireplace so that it could be used outdoors too!

Yes -- another vote to remove the right-hand window and the shelving unit. Perhaps a shallow built-in cabinet that would house a TV, media equipment and bookshelves would work well in that wall area.

As for the semi-wall into the kitchen -- could it be re-worked into a full-opening doorway with two load-bearing columns and header? Or perhaps build a custom unit to fill-in that area? Maybe a bar area with cabinets that would open on both sides?

Do you need to have the construction work done before you move in? If not, remove the built-in, because you know you are going to no matter what anyway, and arrange your furniture the way you want it in the space. Ignore windows and the off-centeredness of the fireplace. After a few tries you will get the right arrangement, and will know what to do with the fireplace and windows.
