T111 siding, deck, and housewrap. Water damage

Advice Needed!!!

I recently purchased a home and I have siding that is rotting and during heavy rain water has been getting into the house. I tore off the siding which was extremely soft. It looks like some bugs have been making holes in the house wrap and I can basically see into my drywall. I would assume these are the water entry points as well.

I was planning on cutting out the rotting siding and replacing, but what is there to do about the holes in the underlayment? Can that be patched?

I also, learned building a deck on top of the t-111 will cause rotting. Any suggestions on fixing this?

Did a job similar to what you have only a little worst because if was left neglected for a long time.,

Have to cut out the deteriorated portion of siding, install flashing and patch the siding back.

That's what T1-11 does. There's a good reason it's hardly ever used any more.

Some folks may not agree, but if that were my house, I'd get some bids on partial tearoff and repair of the damaged sheathing, followed by vinyl siding installation for the entire house. Then I'd be done with T1-11 for good.

Vertical panel siding joints are always shiplapped and must fall on a stud. Sealant can be used if it is carefully applied to the lap. There should always be an underlayment behind the siding that laps over the z flashing at the horizontal joints. Don't expect plywood panel siding to be the equal of horizontal siding or other cladding materials placed over underlayment and sheathing in terms of long-term weather resistance. A water-borne acrylic latex primer should be fine unless the surface of the plywood is rough or damaged in which case it might be better to use a solvent-based, oil-modified primer (commonly referred to as alkyd or oil-based).

Nice shed! Don't think you'll be disappointed with Cabot's product. I used in on our cedar privacy fence (semi) after using Behr for years and having to recoat it too frequently (for me, anyway). Cabot's is holding up much better so I'll stick with it for exterior stains. Especially as far as being water repellent, tho I do get a bit of mold after a long while below north facing horizontal supports, it's nothing compared to what would show up on Behr stain.

Thank you, annz. After posting, I did a search on this forum for 'leaking windows' and found some info on wood hardeners and epoxy products. Also did a search on 'window flashing' when I realized that my window doesn't appear to have any (no caulk, either). I called the licensed contractor whose crew did the framing, windows, and exterior finish on the addition. He is supposed to stop by today to check the damage--at least I'll know what to ask about. We used the T111 because it was used on the house (probably installed in the early 1980s--we purchased the house in 1994), but I read in the link that not all T111 is the same quality. When the old siding was pulled off on that side, to add the new room, there was no problem with leaks or rot around the windows. One of the old windows wasn't affected by the new construction, and it's still OK. Thanks again for your help.

T1-11 is about as simple as siding gets, hard to imagine that any halfway trained carpenter can't fix it. Just replace entire damages sheets ("patching" isn't worthwhile) and make sure a z-flashing is used at the top edges to divert water to the outside at joints. A "siding contractor" will almost certainly try to sell you something different and more expensive, like vinyl siding. Just look for an ordinary carpenter.

Thank you both for the advice! I will be just cutting out the old and replacing. I may replace with metal, but my goal is to eventually get bi-fold doors across my patio.

Also majority of house in stone veneer and only an addition on back side of home is t1-11.

It's nothing wrong with using T1-11 siding, but it has to be done right. In this case, they dropped the T1-11 right onto the deck ledger and butt the deck boards against it. They didn't provide flashing or means for air circulation, etc... The water and moisture were getting trapped in between and remain there before drying out and this is the outcome.

To make a repair in the current situation you do something like this to give you an idea

In some cases, some would install a deck ledger over the T1-11 or Cedar siding, in that case, if deterioration level reached the sheeting, and the floor sub-frame the repair is more difficult and in most cases, the deck must be taken apart and the deck ledger must be removed.
