Comments (8)Hi, Making a lasagna bed is possibly easier than weeding and planting a cover crop, possibly not. (No tiller or digging required.) But what I said is that covering the existing beds with cardboard, to smother the weeds while the renovations are going on, is the easiest thing to do. Later on the cardboard can just be removed or left in place, and gardening can commence in whatever form you prefer. If you build a lasagna bed up out of materials like wood chips, grass clippings, old produce, manure, leaves, straw, whatever you have, then of course you don't have lead paint in there. The lasagna layers break down over time and get smaller. What I try to do is heap them up in the center, so that as they break down they are never actually falling over the edges. Of course what is below the lasagna layers eventually gets mixed into the soil. A soil test should help with that, tell them to check specifically for lead. Comments (9)Don’t paint yet. Right now I really like the wall color (as shown on my monitor) and I think your gray couch will work well with it. Throw pillows on the gray sofa will tie it all in…an inexpensive option while you decide what to do. One of my favorites…Kravet latika…lots of gray, but enough of your wall color in the mix. Comments (14)azmom, I find that houses that need any type of work sell for less. Condition (deferred maintenance) is a big factor for many buyers. Even if the work is small and cosmetic like paint or flooring. If the house needs more than cosmetic work, it sells for much less. Many buyers just don't want to take on any type of renovations in my area. this is usually either a money concern or a time concern and that's why those houses sit on the market longer. The exceptions are investors or the type of people that visit houzz and have vision :) Some other homes that sell for less than market include: Houses that are in probate typically sell for less. Houses that are simply dirty sell for less (!) This one is astonishing to me. Houses with tenants sell for less compared to similar homes without tenants unless you have a neat and clean tenant that allows showings on a reasonable basis. Houses with mandatory country club membership sell for less in my area. Houses with high maintenance fees, comparative to surrounding neighborhoods, sell for less. There is definitely an inverse relationship between the amount of the maintenance fee and the price of the real property - at least there is here in my area. Houses that have been chopped up into dysfunctional floorplans sell for less. Houses on busy streets sell for less. Divorces can cause houses to sell for less. It depends on how the property is presented and if the sellers are cooperative. If there are miscellaneous fist holes in the walls and doors, that's a problem. No one wants a house that has bad vibes (apparently). There is more, but this list above plus the list that sealavender posted gives you a good idea of factors that can play a role. Comments (22)A couple of suggestions using what you have. #1 Could you move the bed in front of the window?, the other dresser on the other side of the window. Take your black cube bookcase and lay it on it's side to put the tv on where the bed had been. Then place the speakers on either side of the tv. The mini desk could go on the long wall where the dresser was. #2 Depends on how you use the room. If you tend to have it dark, then you could move the black unit on it's side in front of the window to put the tv on. Move the dresser on the other side of the window, then place the speakers on each dresser. It means the built in storage under the window won't be easily accessible, but it can be used for out of season stuff. ** general suggestion - add a curtain in front of your black cube unit to hide the clutter or get baskets...See MoreUser
