I will look to see if I have a floor plan, but if not, how would i go about creating one for you. I know I sound like an idiot but obviously I am clueless as to this kind of stuff and wish my husband would just let me hire a decorator lol! However, he just now gave me another big fat NO to hiring one lol! So needless to say, I am going to have to learn how to do this on my own and asking for help, however annoying I may be, is the only thing I know to do! So I apologize in advance for my ignorance! Really like @Nancy Ingram's suggestion - the “chaise lounge to enjoy the view” is really great. @Lou Pimentel We mocked your room to dimensions but for some minor simplifications. Here are some initial thoughts. In the following layout (styled Boho-Glam just for example), the two chairs in the main seating area can both be rotated back to face the windows and the fabulous view. A divider could mount your TV, and create privacy for the dining space. The great view can also be enjoyed from the dining space. There is also a separate conversation space that we feel does justice to your room’s diagonal corner space. As one enters the room, the eye-line is guided towards the kitchen back wall with storage and some decor. This wall could be highlighted more as well, but in the overall look, we feel better this way. We are working on another layout that some of us like better than the above, so stay tuned.

I agree with the architect the living should be next to the kitchen as conceived, with a dynamic ceiling and views. Wet bar does not mean you have to leave everything out on a long counter. You can section off a work counter/ice/ref on the stair end and the remainder can be storage cabinets under the tv. Recess the Master door in line with the tv wall (may require flipping the bath/closet, have to address). Ditch the powder room, SF is just too scarce. The pantry I'm torn on, they eat up space, but with a moved wet bar area and Dining in front it may be acceptable to have it breaking up the view and connection to the kitchen.

Congratulations on your first apartment! Option A seems to be the best layout of the three presented. The only issue is that the round table could cramp the space a bit. Another option would be to take your option C and move the sofa back to the end of the wall. Then put a counter high sofa dining table and stools behind the sofa. This may allow enough room for a small chair on each side of the tv, so you would have lots more seating/dining options in a less cramped space. BTW…it looks like there is only space for one stool at the kitchen counter, but if the sofa table comes with 3 stools, one could be placed in the kitchen and the other two could be placed at the sofa table for a roomier option. I’ll post a pic of a sofa table dining set.
