I feel option A is better among all, except for the play area because you will be having a whole room downstairs for that. And maybe move the dining a little to the left near the window. You can add a partition to divide the room into living and dining and mount tv on it. Place a storage unit /crockery unit behind the partition. I would still recommend you to opt for the layout shown in the 3d renders as its quiet functional and space is best-made use of. Maybe instead of a tv on the wall, you can use a media partition to divide the living and the dining. The wall along the kitchen can be used to place storage units or shelving. Will you share photos with a view from the door down the hall and from the hall looking towards the door? I think some nice art and a runner would work. The hall doesn't look wide enough for furniture. Why is one wall charcoal color?

Would you be able to take a pic from farther back? My first thought is to a mattress or padding in there with lots of pillows/blankets for a reading nook. It would be very cozy. You could also hang a blanket or throw over the opening so he has a little hideaway. Not sure of your son’s age tho

I wanted to do a seating area with two chairs on each side but not sure if it will look good. these walls are not fully perpendicular so makes it tricky to decorate the walls. Any ideas on how to decorate this odd office corner space??
