Print your plan, add every possible dimension, walls, windows fireplace etc. Locating a tv over the firse may not be the best idea. Post a photo of the room as is too.

Hi, I am Preksha from Styldod. I'd move the TV to the empty wall and position a couch opposite the TV. You can add another couch/ couple of armchairs between the fireplace and the wall. The TV can also be seen from the dining area which works very well when you have people over. With the couch acting as a dividing element in the room, you can now create an entryway by adding a slim console and plants beside the window seat. I have also added an ottoman that acts as a table too. Together this makes for an informal seating area. Adding a rug helps separate the living area. Let me know what works and what doesn’t for you in this design. You can play with layout and styling here. I am sharing another design in a later post. Happy decorating!

@DL LD, I have a few questions before I start making changes in your room designs.
1) size of your TV
2) How many people are going to stay in the home, based on this we can decide the number of seating and placement.
3) Do you wish to have any partition between the living room and dining area?
4) Any specific wall color in mind? are you ok with wallpaper in the accent wall?
5) You wish to have wooden flooring or carpet flooring?
6) any thoughts on the fireplace styling and material?
7) Do you have any existing furniture you wish to use in this space or planing to get new? If you are planning to use old furniture then I would like to see photos of that furniture so that I can keep the styling in mind while making designs. If you are planning to get new furniture then you have to give me some idea about furniture style and color preferences. based on that I will be able to suggest to you.
8) your idea about the dining space.
while I will make modifications in your designs after I receiving your answers. meanwhile, I suggest you explore your designs in interactive 3D here and get the idea of how you want to plan furniture, style, and color in your space.

@Styldod - Thanks for your feedback! Here are the answers to your questions:

1) The size of the TV will be 77'.

I spoke with a few experts - and because i'm buying an OLED Tv, the distance from the TV is not that relevant. Really a matter of preference.

2) Usually just 2-4. But we do plan on hosting often. Which would then bring it up to 6-8.

3) Completely open on this one! Living & Dining doesn't necessarily have to be partitioned.

4) The walls will be painted in "Simply White" by Benjamin Moore.

5) The flooring will be hardwood.

6) Completely opened. The fireplace is not usable. So we're most likely going to use that as storage.

7) We are starting from scratch furniture wise.

8) Really open to the dining area, we just want a space that can accommodate hosting.

So, that corner bench (directly in front of the front door) will be used as a reading nook!

Here's the design for reference.

To answer your other questions:

1) We plan on using the space to host gatherings mostly.

2) We will not have any existing furniture. We're buying new furniture and will be starting from scratch.

A 77" TV is 3 and a half feet tall! You are going to have to shoehorn that in between the top of the fireplace and the ceiling. Is the blocking we see above the fireplace in place to support the TV? If so, that is far too high to sit that close to a TV that tall. And nobody has a good view of that expensive TV in that location. The room is just too skinny for that.

@tatts - you think so? I guess a 65" tv wouldn't be bad either.

Our GC has been framing that area with a 77' in mind.

The hope is that we can have a good viewing experience from the dining area.

I am doing a scale drawing for you. That’s best to truly determine proper furniture sizing.

This layout is to scale. Each square is equal to one square foot. You can comfortably seat 9 with this arrangement not including reading window seat. I will elaborate on dimensions for furniture and needed walkway space later.

OK, in case you can't read the sizes of the furniture the sofa is 80" long x 40" deep. I gave you depth for casual comfort. It will seat two with possibly child in center. The chairs are swivel style with curved backs to conserve space. They are approx. 31x31" chairs so be mindful of staying close to that size. Why? Because you need a small table beside the single chair and 3' of walkway space to the dining room and into the seating area. I put a 24" hex table in the corner of the sofa and the other swivel chair. Swivels allow people to turn to TV or to conversation with others. The bench to the left of the TV slot is 48" long x 18" deep. These dimensions are critical to having things fit comfortably. I put a "bar" table (counter top height) behind the sofa with 3 narrow counter height stools. Usually I leave 24" for stools, but since watching games doesn't require all that comfort, I figured we could squeeze 3 more narrow stools into that spot. I put a small "drink" table beside the reading built-in and a tall plant in the opposite corner. I put two small stools or a narrow coffee table in front of the sofa. You cannot do any oversized furniture in this space. Have to carefully avoid that no matter how much of a bargain you might find. Don't do it! haha! Hope this is helpful. You will need a rug that is approx. 9' long and 7' deep. Not a standard size, but otherwise you will have a problem with traffic from front door to other areas. I will look harder at that later.

Regarding the rug, do you envision that placed in between the two swivel chairs?

I'm looking for rugs that fit that size and you're right - they're a little hard to find!

How far out from tv wall will bookcases etc stick out? That is limiting factor. A 9 x 12’ could sit under swivel chair and run to opposite wall leaving about 12” of flooring and go from front edge of bookcase TV Area toward and under sofa. That would keep you in standard size rug. We would have to be careful of any pattern so it would look right. What wall color are you planning? What trim color? Ceiling color? Main furniture colors. In other words what is your color palette.

You could also find a broadloom carpet and get it cut and bound to your exact requirements.

The interior paint color will be Simply White by Benjamin Moore.

Open to more light neutral colors for furniture. Grey, cream, etc.

Worked out some renders of your room with a neutral color theme. I've only added hints of blue in the rug and pillows to liven up the space a bit. You can see this room in interactive 3D here and switch up the textures and colors of the furniture. Hope this helps.
