What Floor For Large Open Concept Ranch With No Transitions

Our home needs 2,000sqft of flooring on an open concept ranch. There is only one hallway with an entrance at each of end it and the rest of the house is open. We want a floor we can put throughout the entire home that doesn't need transitions, except for at the bathrooms. We don't want to glue anything down either. Originally we wanted hardwood but due to having to raise the floor and thickness of real hardwood, it just makes the floors to high and won't work in the home. We have been looking at a Smartcore Pro LVP product but I am just torn about putting that throughout an entire home. We have only approx 5/8th total that we can raise the floor with whatever we do. We have a budget of product purchase price of around $3-$4 per sqft. Any ideas or suggestions would be much appreciated. We want to keep the floor in kind of a lighter color, maybe just a tad darker then a natural white oak or something like that. Thanks

Look at engineered hardwood.

We were told by the installers that the engineered hardwood were still click together and would need transitions.

I wish your kitchen cabinetry and the entertainment center were the same finish for a more coordinated look in such a small space. Lack of lighting (other than one lamp and what appears to be light from a skylight) is the main issue that might force you to go with white. If you can improve the lighting, I think you can add some color if you want to. How about installing some LED lighting in the e-center? Your end tables are too short for the sofa; replace them and add table lamps for that side of the room at night (see chart below for measurements.) You could move the floor lamp slightly behind the two chairs for a reading spot. Last step would be lowering the three pictures so they are centered 5' above the floor and only one hand's breadth apart. A more interesting way to hang them would be vertically where the lamp is now with the middle one centered 5' above the floor and one hand's breadth between them. If two are the same size and one different, use the larger one in the center for a focal point. May be the camera angle that makes them look different sizes.

I understand that the floor plan is set...but you really might want to plan for ways to minimize the sounds that tend to come from bathrooms - sound proof walls? A very noisy bathroom fan? We had a similar open concept layout, although our bathrooms were a bit more removed from the main living area. The bathroom noises were incredibly noisy, which was bad enough when it was just family at home. But when we had guests - oy.

Timeless is not trendy. The floors you are showing are trendy...not timeless. If you want timeless, I would get closer to the colour in your current home. If you must have trendy floors, go with Sedona. It appears (on my monitor and from your screen shot of your monitor) to have more yellow in it...and that's what brings in the 'Transitional'. Transitional is all about bringing traditional up to date with modern times. One of the main ways of doing that is using natural coloured wood floors (nothing too dark...nothing too light/gray/white/trendy). The warm tones of the wood floors pull off the two styles (traditional meets contemporary). It is the mesh that binds.

IMO transition should be at "C." Definitely don't highlight it with a different color. Also look for tile that is similar to the wood floor color so the two blend better or at least make sure the undertones are the same. Don't get wood look tile as putting the two next to each other doesn't work. The real wood makes the faux look more faux. All of the wood should be going in the same direction. Most people would have it running in the long direction, so how you're showing in the family room.

Where are you located? I think that concrete always looks so beautiful in homes. Ranch style goes really well with this look, but it really depends on your climate. It's also just a tad bit pricier at probably around $4-$5 per square foot, but the look is amazing. You can stain it in a bunch of different options. Check out these photos below for inspiration.

Here's the deal....a PERMANENT floor (glue down, nail down, mortar in place, etc) will give you the look you want. That means concrete, stone, tile, marmoleum (sheet), vinyl (sheet), vinyl planks (glue down), vinyl tile (glue down), cork (glue down), carpet, wood (glue down or nail in place) will do the trick.

A FLOATING floor is the floor that must have transitions. You have stated that you do not want to glue anything down...which is where your issue is coming from. And to be clear, only a SMALL mount of engineered hardwoods are 'click' together. The rest are glued at the edges (but I digress).

So the situation is thus: you WANT a continuous floor. You WANT to float a floor. You do NOT want transitions. Like Sesame street songs says, "One of these things is not like the other. One of these things just doesn't belong.'

There are VERY FEW floating floor options that can have runs GREATER than 40 ft. Very, very very few. Almost everything else MUST HAVE transitions around the 30ft mark.

So you have a choice to make: do a permanent floor (glue down wood) or you float and LIVE with the transitions that are required.

The next decision is: do you keep a flooring contractor who thinks engineered hardwoods always 'click' together?
