Oftentimes the builder grade paint was a lot of talc in it to make it white, it’s not good quality durable or washable. Whatever color you pick, even your basic Sherwin Williams formula is often a little more resilient in the same finish. I have been singularly Unimpressed with builder basic white paint over the years. Rarely is it stuff I’d even use on a shed, but my kids are very hard on walls so high quality durable, washable paint is critical for us.

Contractors love flat paint because it is cheep and it hides a multitude of drywall finishing flaws. The less time they spend fixing errors the more money in their pockets. No you don't have to repaint, but I would recommend you do with satin paint. It will highlight the drywall flaws so they can fix them while you are still under warranty. Flat paint is not durable enough for trim and doors. The higher the gloss the more durable the paint. I like using semi gloss for trim and doors. Some don't and use a less gloss. Ceilings are usually flat paint, because ceilings arn't subjected to wear. But I would also paint the ceiling satin to highlight the drywall flaws and get them fixed. It is easier to paint while the place is empty.

Many so-called drywall flaws are not covered under warranty programmes. (See below from TARION, the mandatory government warranty programme I built under.) Insist on satin paint? Then the drywall finish should be upgraded to Grade 5 (skim coat after drywall).

Gentrifying century homes in the 1980s, renovators here were dubbed "whitepainters" because, yes, the walls in 100+ year old homes are not smooth. BTW, what's so good about that anyway?

I don't think anyone wants to sit in their living room looking at poorly finished seams. You don't have to do a skim coat over the whole wall to get a good drywall finish. My husband use to finish drywall for a living back in the 70s and taught me when we had rental properties. It isn't rocket science to get a smooth finish. Just some skill. If drywall finishes are not covered I would run the other way. You might as well slap some mud on the wall and call it a day.

100 year plaster and today's drywall is an different animal. You can't compare the two.
