Help plan for HVAC zones in nee construction home.

We are building a house in east coast. Below is the hvac spec offered by the builder. We have an option to add an additional zone in the basement (walk out, finished, lots of windows) for an additional cost of $5,000. Is it worth the upgrade? Appreciate your advice!!! We are no experts in this subject matter.


HVAC system is two zone American Standard high efficiency, direct vent

• Standard equipment is two 95.5%+ efficiency direct vent natural gas furnaces with 13 SEER AC units sized to meet heat and cooling load calculations

• One system located in basement, one in attic

• Condensing units to rest on manufacturer approved pad


Upgrade option (additional $5k)


Add third heating and cooling zone for basement with control panel, dampers and Honeywell T4 Thermostat
