Which Roses Create A One-Two-Punch In Your Garden
Comments (20)PHYLRAE, I'll bet all those warm colors stand out, in that part of your garden. Sounds like it's visually exciting. BRANDY, I too am looking for ideas. I'm only ordering very few roses for next season, so I'm checking all the pics and opinions carefully, to make great choices. As for keeping lavender next to roses, that is a tough one. I keep overwatering the lavender. It's probably just best, to have lavender roses to bring that color into the rose garden. LAVENDERROSE, Heritage and Blythe Spirit would, for sure, be a watercolor masterpiece together. Even though it was not planned, it seems meant to be. AUTUMNSHOWERS, careful with your roses, there. Now, Charles Lefebvre and Love, sounds nice. I've never seen CL. What does it look like? PEACHIEKEAN, I've never heard of anyone with an Ebb Tide tree rose, behind an Iceburg bush. That must look so captivating. That rich purple with the white, must get alot of attention. STEELROSE, Marie Pavie and Dusky Maiden, does sound charming. Red and white is always a great, classic combo. BUFORD, Moondance and Frankly Scarlett, sound so interesting and exciting. I love the name Frankly Scarlett! BOGIE, Moondance and Homerun, that white and red combo, that Buford has, is very romantic. It can only get better, in your garden, with those two. NIECEY, I love, love, love those pics of GT and Daybreaker. Graham is my favorite, too. Yours looks so happy. I agree with Linda, they look great! Comments (6)Yes, we have sent a message to our builder about the issue so he can handle. Waiting for a response. In the meantime, interesting about the furniture polish - who knew. Not sure why the cleaning crew would have been using either necessarily in an empty new home but I am certainly not a cleaning expert :). If a patch can be done and look good, I'll be fine. Comments (8)Thanks MethodDesigns. I did bring it up when we first moved in, but I was brushed off and told that it was typical. Since living in the house for a while, I have been bothered more and more by it. I have paid more attention to other people's doors too, and ours seem to have a larger gap. However, you're exactly right. We do have taller ceilings and hardwood floors. I'm struggling to determine how much of our sound issue is the doors vs the ceilings/floors. FWIW- At our 6 month punch list, I overheard the carpenters talking about the doors in another house. The future owner of that house thought the doors were all cut too short and wanted them replaced. I'm assuming their doors were the same as ours since it was the same carpenter. I do not know what the resolution was....See MoreFinal Inspection (CA code), punch lists and final payments?
Comments (6)In my experience, final inspections from the building department are sort of a non-event. The real inspections are the ones that were done while work was in progress and before walls and ceilings got closed up. The final inspection is usually just a check for any glaring problems (unlikely), to ensure that things like smoke detectors are in place and operating, and that energy conservation requirements are fulfilled. When it comes to your punch list, it's always a good idea to hold back some amount of your final payment until the items on your list are satified, but it's probably unreasonable to withhold the entire final payment. If you have a good working relationship with your GC, there's probably no reason to think that he'll skip out leaving you unhappy at the very end of the process. I've always found that the best way to deal with the punch list and any withheld payment is to simply discuss it with the contractor and find a number that you both find agreeable. Depending on the scope of the project, and unless there are a number of very large items on your punch list, $2,000 to $3,000 is probably in the ballpark -- but you'll probably have some sense on what you think is a fair number. Your contractor most likely will want to get things wrapped up quickly, too -- just so he can close his books on your project. Hope this helps. James...See MoreDeb
