Remodeling Design Dilemma Bathrooms

This bathroom was built in the 1980s and certain parts are starting to fall apart. so time for a remodel.

I would definitely replace the white tile counter top, sinks and faucets, wooden back splash and white floor tiles.

As much as those white melamine cabinets with oak trim are loathed on home remodeling websites, I actually like them. So my question is, if I were to keep these cabinets, what counter top will go well with them. I'm looking for suggestions in material as well as design/color. Will they be able to support the weight of quartz and granite? I will re-stain the oak trim on the cabinet face to match the eventual color of the window and door, and will most likely replace the knobs.

I also like the current lighting system and the big mirrors. The silver backing on one of the mirrors has peeled off just a small strip along the lower edge, about 0.5in wide by 7-8 inches long. It's visible in the lower photo, just behind the faucet. Would it be more expensive to re-do the backing, trim off that part and make the mirror smaller, or just get a new one?

I think if you are going to live here forever, proceed with your plan. But if you may sell down the road, I would do a total gut. I'm sorry - I do not think today's buyer likes the glamour lights or the melamine cabs....

Are you planning to keep your tub and shower the way they are? If so I would look for more farmhouse style lighting. Maybe add open wood shelves over the toilet and a rustic small chest of drawers between toilet and tub if space allows. Looks like you have a great space to work!

If you don't use the vanity area with a chair, it makes sense to continue the cabinets wall to wall. That gives you a great storage area, and with new cabinets you can use deep drawers for more useful storage. Having a shorter vanity just leaves wasted space on the ends. However, if that is truly the only location for hanging towels, you might want the vanity shorter on the right side so you have room for either hooks or a towel bar to be hung at a better height.

There's a small window over where the soaker tub is in the provided image. Currently the vanity and shower are in the same place. The shower is just smaller with the linen cabinet tower directly next to it, and the toilet on the other side of that. We also currently have a jacuzzi tub along the wall that has the toilet in the provided rendering.

It doesn't make sense to spend the money for new countertops and everything to be installed on them without changing out those 40 year old cabinets. You can also get better function with a new design - different drawers and maybe an inch or two taller? You want your new bathroom to last. Mirrors like that can't be repaired, but it's not that expensive to get new ones. That also gives you the opportunity to use a taller back splash, whether you choose tiles or a self backsplash with the countertop material.

Get new Hollywood lights to replace the old ones. Once the mirror backing starts coming off, the integrity is compromised.

You may be able to get new Corian countertops with integral sinks. Or use new undermount sinks. Plain quartz would look better than granite.

You can have the floor tile cleaned professionally if it wasn't done before the sale. Then consider painting the grout with grout paint that matches the tile color. It will look new again.
