New pool build Buffalo NY. Need help and advice on build and design!!
Comments (2)This door will be removed. BBQ area will be under here. Not sure if you can tell from the pictures but the concrete is pretty rough. Our PB suggested poring new concrete to bring it to the new level of the door and with the pool and stamping it all to look cohesive. Problem with that is it costs 14k and we would like to put that money into other things.Anyone have any suggestions as to how we can make it blend in and look nice with the new stamped concrete?...See MoreNeed Advice! Comments (7)Is this in a subdivision where you are limited to a builder, certain plans, certain exterior controls, lot sizes, setbacks? Some of the comments here presume you have options for your particular lot other than a garage front and center, for example, but that is not always the case: for mine (yes, a tract - or as we call them a production - home, which can be perfectly comfortable and liveable homes even if not the most aesthetically pleasing) my lot not only required a front loading garage by restrictive covenant, but I also was dealing with a lot width of 34’ with 4’ side setbacks, limited builders to choose from, etc. So yes, I have a pretty narrow house with a pretty big garage in the front! So how much are you allowed to actually change both exterior and interior wise here? Because of the answer is “none” then there is not much point in getting responses, versus if the answer is “anything I want” (and in that case the chorus will be to get an architect)....See MoreHelp we need advice on our ew build house colours.
Comments (11)What about this arrangement? : use the lighter tone on the left side of the house where the siding will be under either a roof or a deck, the darker sage tone for all the rest of the house including the sides and rear. Garage doors, the wood tone and the beams stained to match...See MoreHelp with exterior color scheme of new build and any other advice
Comments (24)Thanks for the feedback all, MB Custom especially. I’m going to try to sketch up those changes over the next couple days and get them to the builder. The only suggestion that I’m back and forth on is the doorway in the living room to the deck. I have it positioned there so that you go out under the covered portion of the deck. I know it will limit furniture position. To be honest, we aren’t really living room people. We spend our time between, kitchen, bedrooms and deck. Same with dining room. That table is more for collecting mail. It will be a small 4 person table. Regarding not making changes. I’m know I can still make changes but at the end of the day, I have 100’s of hours into this and looking at other layouts and this is the best I could do to meet our wants. My main goal with this design was to keep as much on the back of the house as I could. I’m sure I should have hired an architect but the builder seemed confident that the engineer could draw it up. I am going to try to incorporate suggestions and I’ll see what you guys think. Cheers....See MoreJoanna
