How to estimate chemical costs?
Comments (5)My gunite/plaster pool is 20' by 40' feet, about 3'6" deep at the ends and a little over 6' deep in the middle. 8' spa on the side. I spend roughly $200 a year on chemicals/testing kits, I live in CT and open the pool in early May and close in mid-November. I use chlorine tabs. Maybe 3-5 gallons of chlorine shock. 2-3 gallons of muriatic. Every few years I might need pH rise or alkalinity increaser. Equipment maintenance? I get a new set of cartridge filters every two-three years and keep two sets on hand. 4 @ $35 for $140. I use the older cartridges to open the pool and run them through spring pollen season, then I switch over to the new/newer set. The pool has been in for 6 or 7 years. Last year I bought new skimmer and filter baskets, as well as a new surface skimmer head. I also had to get a couple of small parts for my Letro Legend cleaner. $60 for that entire order. This year I just bought a new Raypak 400BTU ASME heater, $2000 for the heater. I bought new black pipe and fittings to run from the gas regulator to the heater gas valve, I spent maybe $40 for the black pipe fittings, a small tube of rectorseal, and a couple of PVC fittings. I just plumbed and installed the heater last week. The old/original Pentair heater was fine, but last year I was out of town for 6 weeks in the spring so we had the company that built the pool to come out and open it up. They fired up the heater, drove off for lunch, there was a flame rollout and the wire harnesses and circuit boards melted down while they were gone. Comments (5)150-200K would be a good ballpark with medium low end finishes. Double it for high end finishes or expensive labor. You're talking about almost every expensive portion of the house that exists, plus all of the expensive mechanicals. You are in CA, which is one of the most expensive locations in which to do any remodeling because of the real estate costs and regulation. Drop back and make sure you really like this house. Because it sure seems like you don't if you want to change so much. And you need to asses your DIY abilities as that can help to stretch your budget. For an older home, the least expensive part of it is usually the purchase price. Even though this isn't that old of a house, it does seem to need a lot of care and feeding. You're going to have to be on board with that being your lifestyle for the next 5-10 years unless you have the budget to do everything up front before you move in....See MoreHow many cabinet estimates do you get?
Comments (66)A lot of good advice here already. Ikea is a tricky store, we often installed Ikea for our customers in the past years. Good for rental properties, I would not put in my own home. To me, you get as many quotes as it takes you to meet the person who can deliver good design to you. Comments (12)lol thanks for your estimate Sophie it was pretty accurate and most helpful. That is the break room of an office building. Thanks for thur home depot and other suggestions. I went back and looked verrrry closely and it appears to be a quartz or man made stone as it is very "pixely" almost seems like the striations were printed on.
