Ah, gotcha. I misunderstood. I still do like those rooms and would consider them inspirational, at least partly. I am working around a few constraints for the room so maybe that accounts for the differences? - I need to find a chandelier that has a single round canopy, due to the way our ceiling is. In searching for a chandelier, it's been hard to find something that I think works with the room and has a single round canopy. - I really like the paned mirror in the first inspo room, but I'm looking to put one of those in the foyer. - I would like to find an affordable table that looks like the first inspo pic. I'm searching a local store's inventory for the table and chairs to find something we could potentially really get (and afford) instead of incorporating a picture of the *perfect* table that I don't know the make/price of. - I would also like to use parsons chairs for all of the seats, but I already have two and doubt I'd be able to match them easily to another 6. I think a contrasting chair type would be a better fit because of that. In the second insp pic I like how the room is generally neutral but has subtle color to it. I like the lantern light fixtures in that room but realize they won't work for my space. I also like the artwork in the room and I could use something like in my room in place of the circular mirrors. For my room, I knew I wanted to find a rug with a neutral base that had a few bits of accent color. The accent colors in the rug shown in the mock-up might be more vivid than I pictured in my mind, but I think they work. I also like the idea of an oriental rug that's not so traditional. I hope that helps explain?!? Maybe those rooms aren't exact inspirations. I'm still on the lookout for room designs to help guide me. My unusual dining room doesn't make it easy to compare online dining rooms to my own.

Your space already looks really nice! Couple of suggestions: Put a console under the TV. Something narrow to ground it so it isn't floating / looming on the wall. Replace the chair with one or two that have a style more consistent with the contemporary sofa. Put another console table behind the sofa so that you're not looking at the back of the sofa. A larger area rug that can go under the sectional and under the chair (or chairs if you do two) would probably bring the space together better. Though I do really like the cowhide rug you have.

Thank you for the input. That is my worry that it will be too much for 9ft ceiling but the ceiling is textured and will have to be repaired from all the work being done on beams so we want to at least do a tongue and groove shiplap or beadboard layer since we will be working on it anyway and were just trying to find a way to tie in beams and post somehow but we are probably over thinking it. The house we just sold in Texsas had 13 ft ceilings and 7.5ft doors throughout house with a huge kitchen with 25 ft ceiling and all the fancy woodwork but are trading that to downsize as new empty nesters and live on the beach but these 9ft ceilings are going to feel claustrophobic for a while so I don't want to make it feel too closed in. Going for light and airy and open so you are probably right :) I just gotta crowdsource so I feel like I am making smart decisions LOL!

I am not necessarily going for full industrial look but I do want to see how the beam can stay out to fit with the new renovation. Furniture will be replaced and most likely flooring too with new modern looking floors, I do like to see wood grains however so I might put down either maple or rustic alder flooring. Right now flooring is oak and you are right it might not go with the modern look and feel, but maple and rustic alder should blend right in. TV will be wall mounted on the fireplace. Might change the fireplace with osburn matrix wood insert if budget allows it. Only thing I am inclind on saving is that dining table that you see next to the hutch as it is solid wood and those thing pillered leg look appealing but that too will be refinished to match the new color scheme. Throwing out the hutch as well or refinish it the color to match kitchen cabinets. Woman of the house wants it gone so it is most likely not staying. Will see if I can talk her into refinishing the hutch to match new kitchen cabinets, but that is going to be a task, Oh well... I believe refinishing might just not be worth it however. Love the idea of changing the sconces to up/down enclosed wall washers didn't even think about it. Thank you so much for that. I am not keen on carpets, but do you still recommend the carpet if the floor on the whole floor is same. Planning on putting down same wooden floor everywhere, including kitchen, dinning area and living room. Pretty much redoing the whole main floor.
