Need help with ideas for modernizing!

We found a house under budget in the neighbourhood of choice. However, not completely in love with the house itself. Because it was under budget we have room for improvements!
Interior - my wife really doesn’t like the small boxed in kitchen, all of the wood, or the laminate floor. Ideas on how to improve this area? I’m looking for ideas to make the fireplaces pop! One is in the main living area the other the main bedroom.
Exterior - not sure what we want to do. Paint... but what colour? What else would add more curb appeal?

Comments (16)I realize thats all correct - but unfortunately we will be doing all this in phases as having 1 kid in college, and 2 more in high school allows. Our first priority is the inside, upstairs. I've mocked up a basic floor plan. We want to turn the master and bedroom 2 into one large suite, and make the bathroom much larger, as it's tiny. The kitchen has to be gutted, and the laundry is going away as there is another downstairs. (Downstairs also has a bedroom and full bath, along with a game room type deal. We would like to keep 2 bedrooms plus the master upstairs, so we thought about splitting the great room in half (the guy has a screen an projector in there currently. So - anyway, feel free to rework the floor plan as you see fit. basically the only thing off limits is the stairs. Big master suite and bath, open kitchen to living room for entertaining......educate! Comments (46)are you all saying to go ahead with changing the wall color or to leave it (due to changing the lightening)? Based on how it looks on my monitor, I think the wall color looks great with the warmer light and in the natural light photo you showed. I would not repaint. But how do YOU feel about the look now? Does the new lighting alleviate the initial concerns you had? I would still replace the electrical covers on the backsplash with either stainless or even a brown/black to match your cabinet pulls. Comments (10)First start some idea books that is what helps us understand what you like. Also we need more pictures a floor plan done to scale , a list of things you don’t like about the kitchen Are you getting new appliances and even if not we need the sizes of those . I will say it is best to live with the space for awhile before doing anything, that gives you time to see how the house works for you. It is surprising sometimes that what you think will happen in the space just doesn’t . Comments (9)I agree with Patricia that a flat roof is what this home is screaming for. If I were to do anything, and I would need a 3D rendition to know how it would work out on this home is a raised clerestory roof over the center main space of the home. Here is a street view of my parents home that had a multilevel flat roof (the lower portion over the LR is not visible here). The visible raised area is over the kitchen and our kitchen was always bathed in natural sunlight even though it was in the center of the home. I found these photos from a renovation where they restored the same type of secondary raised flat roof. Outside Inside You would not get useful attic space, but that is not much of a loss. I have a crawlspace attic in my current home with a low slung roof and have only accessed it for electrical work. Had one in my last home as well - tried storing a few things up there, but if it was used seldom enough to make storage in that space a reasonable option, I didn't use it often enough to keep it. The only thing I kept up there was a few boxes of Christmas ornaments. The tree and larger boxes or heavy boxes were too awkward to get up there, so they got stored in the garage....See More

4 years agoThis is what we ended up doing with a 60 year old house that we bought which was in serious need of modernizing. Might give you some ideas on modernizing your house.
Fireplace - ripped the old one built it out with 2x4s. Used Dekton for the fireplace surround and porcelanosa tiles in metal bronze finish for the rest of the surround.
We replicated that across the room (open concept) for the bar area (which used to be a laundry room).
We had tile in the kitchen and different types of wood on the living level. We used one uniform hardwood with Jacobean stain across the entire living level.
In the kitchen we used neutral colors with silestone countertops, white cabinets and black hardware.
