Floor plan critque - master on the main level
Comments (23)I think a lot also depends on your daily life. I don't bring in groceries every day, so the kitchen being extremely close isn't a deal breaker to me. I do prefer though, not to have to walk through a living area between the garage and kitchen. You don't have that set up to worry about. In addition, I have to wear nice clothes to work, but I don't wear them around the house. We live in the country and also have pets, so I have much relaxed 'uniform' that I change into once I get home. For that reason, the master bedroom is normally the first place I go when I get home. This would work great with your layout. The only concern I have with your plan is the wall that the bed is on. I wouldn't want to be on a main, shared wall. I don't think flipping the bedroom/bathroom would be a solution either, as I wouldn't want to be on the garage wall either! If you wanted to put your bed below your windows, that would work with your current floor plan. I don't know what kind of windows you had imagined there, but if they were not tall windows, that would work. Alternately, could you make one big hall closet and slide your doorway to the side. This would also give more privacy to your bedroom if a guest were using the hall bathroom. I did a copy/paste of that. In addition, I think you could work to create a design that was better configured for the bathroom/closet. Comments (35)Congratulations on your new home! I live in Atlanta, and we built our home here when our girls were 2 and 5. It's also fairly large--600- sq feet. We moved from a house with all the bedrooms up, and designed the current house with the master on the main level and the remaining bedrooms upstairs. When we first moved in, the girls did seem far away, but technology makes it easy to see/hear what's going on when you aren't right next door. We have always loved having the master on the main level. In Atlanta, it's a desirable feature to have the master on the main level. Now that one of our daughters is in college, and the other one is a senior in high school, we will basically live on the main floor. I'd build for the long-term--how you want to live. Kids do grow up fast. Personally, I don't want to live next to a teenager! Do you know how loud they play their iPhones when getting ready? I call them on their phones instead of shouting up to them. 1) Keeps me from shouting, and 2) temporarily interrupts the tinny sound of whatever music is blasting. Comments (3)Thanks for the feedback! We currently have a main floor master just outside our living room and don’t mind the noise because it’s rarely used. This new house has another living room just outside the space that we would be converting over which would also be rarely used. Additionally we have a tv family room adjacent to the kitchen that the kids will be watching tv on while on this floor. (This new house has 3 living rooms on the main floor which is why I️ didn’t mind sacrificing one of them.) Ultimately, we have decided to save the extra demo costs and update the upstairs master at this time because this house is too big to retire in and its a best fit for a family versus a retired couple who would need a main floor master. Comments (13)I have a guest room on the first floor and a hall linen closet. I use it for sheets for the guest room, and towels for the first floor full bath. It also holds all my flower vases on the upper two shelves! On the 2nd floor, there is a large cupboard in my bathroom. All the bedding/towels for that bath are kept in it. It hold a LOT of bathroom "stuff"! In the second bedroom/bath, there is a large armoire and it holds all the sheets and towels for this room/bath. When we lived in Los Angeles, we rented a house with the most wonderful linen closet in the 2nd floor hall. It was a walk-in linen closet, with shallow drawers for placemats, drawers for sheets and pillow cases, a very deep, tall shelf for blankets and comforters, and a space for tablecloths that were on a roller. Oh, how I loved that linen closet. I resisted the house about 19 years later, and discovered that it was now gone - owner used that space for a larger master bath that was behind it. Just broke my heart... To me, the best linen closets are the ones that are built-in. One finds these in houses built between the turn of the century (19th & 20th!), through the 1930's.
