How to block water draining from neighbor's yard
Comments (54)We bought a new house in RABBIT RUN subdivision in Broken Arrow, OK. There are major drainage issues here. Spectacular Homes is still building but instead of having a plan they wait till there is a problem. The lot next door is sold but they have not built a house yet. There are drainage holes for the surrounding houses all going into the lot next door. Our backyard has flooded twice now and water almost came into our house before they finally added a silt fence. Pic 1 and 2 are the lot next door with multiple drain pipes from surrounding yards. Pic 3 and 4 is out our back door when we flooded. Every time it rains hard we get very nervous. We have a very small yard but can’t get builder to come out and slope our side yard to street. Not sure what to do. We are still under warranty. Any suggestions? Comments (8)Thanks to everyone for the responses. I've looked in several hardware stores and have yet to find a hose small enough that will fit into my existing drain hose. The closest I got was a dishwasher rubber hose that was small enough but being rubber they were all kinked so bad in the package that I didn't think they would have a good flow thus defeating the purpose. I will continue to search for this hose as I do believe this might work. In response to those that suggested I install a sink, I don't have enough space in my laundry room to have one, wish I did. My Fisher & Paykel washer worked very well until it needed a repair. The only local repair man in my area could not figure out what was wrong with it. He said it was my drain pump. I had it replaced but it still didn't work then he said that I must have a bad new pump. So I had the FP co replace that one and still my washer wouldn't work. After that the repair man conveniently disappeared and he wouldn't return my calls. FP people in New Zealand were very polite but NO help whatsoever and they took forever to send both pumps. The fact that there isn't anyone in my area that can fix a FP appliance or get any useful customer service from FP, I will never buy their products again. My washer is only 4 yrs old and it sits in my utility room till I find someone who can fix and take off my hands. Several plumbers that I've spoken to have suggested that I replace my drain pipe to a 2". I just wanted to try and find a more convenient and cheaper solution but I suppose I'll have to replace it eventually. Comments (14)"...We cut open the ceiling downstairs and see water running along a ceiling joist. The joist is right under that shower so we couldn't see through to inspect...." Did you run the shower and see the water start? Or did you see signs of water at that point and make that conclusion? Make sure you know what is what. Start first by dumping water down the drain from another source. Like a garden hose or buckets of water. If you see water then you know for sure it is the shower floor, curb or drain. If you don't try filling up a bucket of water with the shower head. If you see water now it could be a plumbing line issue and not a fault in the shower. Water travels a long way. Comments (11)Thanks to everyone for all the comments. I truly believe that I have clogged roof vents. Won't know for sure until I get someone to snake them and see if it takes care of the problem. The plumber that just came out told me that he thinks I have a cracked/broken pipe and that he would return when his camera is working so he can scope it out. I honestly do not believe that I do and I'll find out if my theory is correct once I've had the vents cleared. I will only pay for him to "diagnose" as a last resort. From what I've learned doing research and speaking to people with the same issue, the most probable cause is a clog. Also, the plumber did change the wax seal but that didn't stop the water from coming up. Will be replacing it again when my issue is resolved cause water has been coming up through that wax seal.
