Help me understand/pick out shower fixtures
Comments (3)Do a google search on "design a shower system" and words like that. I was really intimidated when we started designing our system, too! I found two or three sites that had great little descriptions and even "wizards" that helped you pick all the right components. Basically you will need one valve that controls the water temperature (that can be a thermostatic or pressure balanced. if you're doing a luxurious shower definitely get thermostatic!) and then you will want a volume control valve (on/off/how much water comes out) for each of the seperate things you have: showerhead, hadnshower, jets. With that configuration you could theoretically have all three on at once, and as studio460 noted, you better be sure you have enough water pressure and volume to handle that, and likely oversized supply lines as well. Another way to handle it is to decide what's likely to be on at the same time. For instance, if you thought you'd have the showerhead on and EITHER the jets or the handshower, you could have a volume control for the shower, and a volume control for the other two, plus a diverter to choose between those two. Keep in mind that MOST companies sell the valves and the "trim" (the actual handle you see) seperately. So for instance you will need the $250+ valve PLUS the ~$175 trim for EACH combination. Comments (6)I like the color and the white trim. Yes, you will put bed next to the back door with two small nightstands. You could put pin-up lights to save space on top. Then a bureau on the opposite wall. If drawer space is needed, you could put a narrow tall chest between the windows. If not, I think an upholstered storage bench with a nice painting above would be pretty. Hang curtains about 4" wider and halfway between the window frame and ceiling. They can kiss the floor. Comments (0)Wondering if anyone has recommendations for budget renovation professionals (designers and/or general contractors) in the Phoenix area? I've been looking, but most that I come across specialize in high-end because of Scottsdale - that's where the money and big budgets are. I have a modest, ranch-style home in Tempe that was built in 1976 and hasn't been updated since. And we're not rich (but I have expensive-ish taste). We recently had a water leak in the kitchen which has necessistated a complete kitchen gut and Reno, and while we're at it, we wanted to handle the rest of the house to the best that our budget will allow. The house isn't in the nicest neighborhood, and so the Reno budget will limited both by the value of the home (we will be doing a cash out refi to finance it) and with trying to not put more money into the home than the value it would add - if and when we sell, buyers in this area are not likely to pay a premium for luxury. So we're looking at an overall budget of somewhere between $30-40k and it has to go a long way. That budget needs to cover a full new kitchen from scratch (~140 sq ft - minus major appliances as we'll be re-using ours because they're all newish and look and work great), a new master bath from scratch (it's tiny - 37.5 sq ft), removing a section of interior wall that is possibly load-bearing so may require a beam, and whole-house flooring (1400 sq ft), and, hopefully, some "lipstick" in the hall bath (same size as the master bath - 37.5 sq ft). There are some other "wishes" on my list, but those are the priorities. So I need to make every single penny count. I'm super stuck on the hiring professional designers piece because that has to come out of an already tight budget, but I think I have to because not doing it could be a disaster - not to mention they may have better idea than we do about how best to apply our needs/wants to that tiny budget. And while we have lots of access to DIY and "cheap" labor (skilled friends and family), I'll most likely have to hire a general contractor at the least (unless the designer can handle that too). We are not great at motivating on projects ourselves and I don't want to live in a construction zone for 3 years. Additionally, there are a lot of details that I know I don't know - like the order in which to do things. So I know we need help. I just am not sure where to start, and whether or not there are designers/general contractors in my area who tackle budget projects AND who do a great job with them... Comments (1)The scale you use is a PITA and I never want to count the squares on graph paper so do the drawing where 1 square is 6" that help . we need to see where the plubing is since moving toilets are a big issue for sure. Some pics posted here in a comment and allthmwasurements clearly marked this seems like a huge space for a bathroom so maybe a list of things you want in thta space . Where is the bedroom that this is attached to and where is the closet.Do you bathe on a regular basis? I really dislke FS tubs I find they a re pretty to look at and honestly a PITA to get in and out of and the space needed to be able to clean around them is a big deal.You have the space but we need some idea of exctly what you need in this spac e....See MoreRenee
