Comments (1)I would stay away from a sectional and go with a sofa and 2 chairs not matching to the sofa. That DR is going to be a problem you will need to go very narrow with a table to work in an 8’ space or you will need to push a table against the wall and only pullout when you need toyou could do a 36 x 72 table that would sit 4 nicely without pulling out You have lots of places for TV in the LR . Do you need more storage or some display I would suggest a Besta sytem for a wall with the TV maybe on the right hand wall. The sofa facing the TV and a chair on either side with a nice coffee table that layout works well for conversation and much more comfortable seating than a sectional....See MoreHelp with living room/dining room layout
Comments (13)Really like @Nancy Ingram's suggestion - the “chaise lounge to enjoy the view” is really great. @Lou Pimentel We mocked your room to dimensions but for some minor simplifications. Here are some initial thoughts. In the following layout (styled Boho-Glam just for example), the two chairs in the main seating area can both be rotated back to face the windows and the fabulous view. A divider could mount your TV, and create privacy for the dining space. The great view can also be enjoyed from the dining space. There is also a separate conversation space that we feel does justice to your room’s diagonal corner space. As one enters the room, the eye-line is guided towards the kitchen back wall with storage and some decor. This wall could be highlighted more as well, but in the overall look, we feel better this way. Comments (27)Agree with lynartist get someone knowledgeable in to look at the walls. Shifting the color used makes a huge difference. I would not have the walls smoothed or made shiny. But there are all sorts of ways to approach this and end up with a great looking home. Consider moving the functions of the two spaces. A modern dining area with a fireplace, even such an ornate one, could be spectacular and marry well with a more intimate USED space for conversations, drinks, and even just solo book readin'! Making the switch would also de-emphasize the fireplace and allow it to look its very best. A bit of a paradox but look at many old European houses and you'll see it again and again. My other preference would be to have a wood refinisher take down the shine on the floor. Comments (3)I agree with the architect the living should be next to the kitchen as conceived, with a dynamic ceiling and views. Wet bar does not mean you have to leave everything out on a long counter. You can section off a work counter/ice/ref on the stair end and the remainder can be storage cabinets under the tv. Recess the Master door in line with the tv wall (may require flipping the bath/closet, have to address). Ditch the powder room, SF is just too scarce. The pantry I'm torn on, they eat up space, but with a moved wet bar area and Dining in front it may be acceptable to have it breaking up the view and connection to the kitchen....See MoreJ J
