Are you the original owner of the manufactured home? If not, you may not know how much insulation they used when building your home. I found out while helping Mom look a few years ago that MANY manufactured home places use super good cents (or quality insulation) as an option. This means it does not come standard with the home and costs an additional amount if you want it in your home. I think this is ridiculous, but many manufactured home places will charge many "normal" features in most houses as an option or upgrade. If you don't have good insulation, it's always going to be hot in your house, but you can use blinds/shades and try to keep things cooler inside. You may want to talk to a contractor about whether insulation could be added (if necessary) and compare that cost with air conditioning costs. Sorry, don't mean to sound negative, but I think some regulations on basic building codes with manufactured homes could be improved. BTW, Mom got a small but very well built Marlette, which she loves!

Thelex, I am assuming that you live in a "track home", only because you mentioned the "Developer" in your post. Unfortunately, these are done very quickly and (like sierraeast stated) the scratch coat was not allowed a curing time (3-5 days) or the brown coat, which is about 28 days. They scratch and brown will have hairline cracks like the ones in the picture you posted, but it is natural. The idea is to let the scratch and brown coats crack and cure, so no cracking occurs on the finish coat (top coat). This would more than likely (based on your info) have to be settled in court and will be difficult to do... Who's to blame, the developer or the stucco contractor? To fix the issue, let the house crack more, until it eventually stops (hopefully it does) and then you can either: * Apply an elastomeric paint to the outside * Have a reputable stucco contractor apply another finish coat (preferrably an acrylic) to stop any more cracking from occuring. Either way, it is going to be costly and I am sorry for the "bad news" Try to paint over the cracks, to see if they disappear, before patching all of them. If you have to caulk them, use a wet rag to wipe off excess caulk, only filling the crack and nothing else. Then dab the caulk with a paintbrush to give it a little texture, so it doesn't stand out like a sore thumb. Hope this helps...

That's my problem with these guys. I asked about supports the day he came to measure, and he said they were not needed. A few days before install - I was still concerned because I thought the overhang was 10" - I asked again and was told maybe one is needed. The day before the install, I called and said we may need to reschedule because I can't find that 1 brace they said I may need. He said it's no big deal - not really needed. Fine, he'll ask his guys to bring 2x4 beams so I can have a carpenter install later. When the installers came, they confirmed I needed 7 supports - not just 1. Additionally, my overhang is 12". I'm annoyed because I kept asking and was given the wrong info. I wanted my counters to look a certain way - had I known I needed 7 supports, I would have hired someone to come in the day of install to set up hidden supports not visible corbels. I can let the wall damage go because I was going to paint anyway, but this just adds to what I think is shoddy workmanship. If they had said something, fine. Also, I was not expecting a black strip across my counters. It's uneven, rough, and unsightly. I might as well have ordered granite tiles.

You are going to want to do a quick bit of research on elastomeric paint and application techniques. I searched elastomeric paint and a bunch of information popped up. It's a good idea to educate yourself before you take on the painter. Just about every paint and coating company will sell a version of the product. They are all tintable. It can be sprayed on with a monster sprayer and the right tip. But, it will have to be back rolled. My guys rolled it. I'm glad it's such a fixable problem. You will be pissed when you see the bill. I think the best you can expect is a no profit job and materials at cost. At least this won't stop the CO process.
