Thanks, that's just what we were thinking. We tried putting the (double) vanity on the outside wall to add a window (between the mirrors and have a lower lever makeup table) back to the room which moved the shower to the inside wall. I would love a walk in shower(for wheelchair access) with a tiled floor/drain and no shower pan, we found some river rock tile to use for the floor. I put the shower in to walk around the wall to get in for privacy--just saw a commercial for a rain shower head to eliminate water splash. Will try to attach the revised drawing (or find one of my kids to do it for me!) Any thoughts?

The tile is a killer since there is so much of it, and it certainly does make a statement. I'm guessing you're leaning towards a bit more traditional? So at a minimum? A low-budget "fix"? 1) I'd get rid of any stained surfaces (door/trim) and instead paint. 2) I'd replace the three mirrors with rectangular-shaped framed mirrors. and replace the light bars above the mirrors with sconces. 3) You can just replace the vanity as a whole. If that's too much, at a minimum I'd replace the vanity faucet. If you can go beyond that, I'd replace the hexagonal sink with a rectangular sink. If you can still go further, I'd consider replacing the vanity top too. I'd reface the vanity with drawers with frame and panel drawer/door fronts that more resemble the traditional 6-panel doors.All that', it's probably easier to just replace the vanity as a whole. 4) You can degloss and paint the shower frames to get rid of the brassy color. 4a) The brass and glass surround on the back tub could be removed and replaced with a curtain. 5) I'd consider covering the existing glass with a topical frosted film. Not sure if the existing design will shadow through the film. But look at different films, their levels of opacity, and see it it'll work. 6) New towel bars, etc, to get rid of the brass. 7) A large throw rug on the floor in front of the two pedestal sinks might disguise the stepped floor tile pattern. A couple of things. How many shower heads will you have? If you don't plan on 2 people taking showers at the same time, I think you could go 5' long on the shower and have that wall line up, with the toilet wall. I don't know if that is important to you. I have a 5' long shower and it is plenty long for showering. I am glad I didn't go bigger because there would have been more to wipe down. I like the window in the toilet room, because it adds a view. I wished there was an entry into the closet from the bathroom, so I would be able to access my clothing/dressing room following my shower. Otherwise I see you have to go into the bedroom and into the entry hall to access the closet. Not too big a deal, unless the bedroom/hall doorway is open. No plumbing in the exterior walls. In Montana it may be against code. I don't know how thick a wall would need to be to accommodate enough insulation to allow plumbing in the walls. Kitchen: I know this isn't part of your question, but have you posted over on the kitchen forum yet? I see 2 things from your plan that might be a problem. The first is the frig next to the cook top. There is a phrase over there that help people understand the layout of a kitchen. It goes, "ice, water, stone, fire". So this means that the ice (refrigerator) wouldn't be next to the fire (cook top). So Refrigerator (ice), sink (water), counter top for prep (stone), then the cooking area (fire), is the order for most efficiency in the kitchen. The second thing, is the pantry. I'd prefer that the pantry opened into the kitchen. But I wouldn't want it hard to access from the car either, for unloading groceries.

You, as a first time home buyer, need to realize that all of the renovation TV shows have faked TV set poor quality renovations, and laughably faked unrealistic budgets. The real world is that you do not get your dream home on the first buy unless you are the luckiest person alive. You do not even remodel a first home into a dream home unless you come from a wealthy background, or worked summer construction in your dad’s company since you were 12. A significant amount of money or skilled sweat equity is involved in building a bathroom from scratch. That is money and effort that only has a limited return. The shows that show a ”10 K bathroom build” bringing in 50K of ”added value” are just renovationPORN. They have almost no basis in how things really happen or really cost.
