EXTREMELY tricky living room layout. Is it hopeless?

Comments (13)First of all, love your school house! I've always had a dream of living in one. You just can't beat all the windows! I don't know if you are big readers, but if you are, that nook screams super comfy chair and cozy spot! If you can't lose the stub wall, it would just serve to create a nook without closing you in. I would say to lose the cabinets there if you can, and instead, use the space where the old door was for a built in. It wouldn't have to take up a lot of space and it's just the back of the new mudroom closet, no? The idea of a long shallow pantry on the back side of the kitchen wall seems better to me than closing off the nook and the open sightline down the counters to the corner windows, but perhaps its just impinging on my afternoon nap in the comfy chair :) 10" depth can give you a lot of storage. I understand why you want to move the MB door, the sightline from my front door is a bathroom, actually the toilet. Don't even want to go to the Feng Shui rules about that! Which exterior door do you use the most, it seems that the new MB door might feel a little cramped....See MoreTricky Living Room
Comments (6)I think you can take advantage of both focal points with two sofas facing each other and the TV opposite the fireplace. Behind one of the sofas can be a sofa table and two armchairs oriented towards the patio view. A bench under the window to the right of the fireplace could serve as a window seat. Comments (13)@Clare Reiss, @njmomma - Thanks! I'm reluctant to cover the doors with drapes because the room will be very dark if I do. Also reluctant to put TV on large wall because I agree that back to the door is unsettling somehow. I think the best option is to go with what @Beverly suggested. Comments (6)If this was to be my apartment, I’d put a round pedestal table in the plant room, with four good chairs(I’d prefer 6 and put the other two to use in the entry or bedroom), find or build or commission a console table for behind the sofa (as in backing up to the sofa) and use that to spread out my work, hold a lamp, vase, etc. so if I had a few friends over for a meal we could sit at the table in the plant room, more than a few I could pull out the long console table to seat more, a whole bunch of people for a party and the console table could hold snacks or act as a bar, etc....See Morepepperedmoth
