What does your architect say? Do you have a builder? Have either seen your lot?

None of us have.

I have have been working with an architect but need to have plans before any builder will even talk. Architect gave us a price for ft2 based on a bungalow which if you use it to calculate price for the two story it's $70000 difference. I have heard it is cheaper to build up the out so I am just looking for how much cheaper 10%-20%?

We are adding a garage and porch, new siding and roof to our home. Our contractor (actually, all 3 that we interviewed) was able to give us a rough estimate as to cost. No plans until the architect provided schematics from which we would choose the final look and contractor can finalize costs. So I think it’s odd the builder won’t even give you a rough number. But I’m new to all of this so maybe it’s normal?

Sorry but how can a builder give an estimate witout a plan. It is cost efficient to go up rather than out to save money on basement size and also if you have a smaller lot the outdoor space is a premium if you have a smaller footprint.

No. There is no useful or accurate calculation. The only answer is, "It depends..."

It depends on a host of things which no one on this thread knows.

Guess I'm doing it wrong. But framing carpentry and cabinetry & counters have always matched or exceeded those costs.

2 story is less expensive because you have half the roof and half the foundation. Also, if it is a one story, people tend to do 9 ft ceilings, and if it is a 2 story, you can do 9 ft on main floor if you wish, and 8 ft on second floor and will look fine.
