Comments (19)I would put a low bench under the window, something with a bit of elegance to match the scale of the space, but you can put a boot mat underneath if desired. Then either (a) a narrower chest next to the door, with a spot for keys or a drawer for mittens, and a lamp on top, or (b) just an umbrella stand by the door for guests and then focus on a nice round table by the stairs with a lamp and other decor focused there. Comments (17)Here is a picture of our room as we have it laid out. You can see the large ottoman that we use. It is great for toys, blankets, pillows and just about anything. Below you will also see the 3D rendition of your formal dining room converted to a TV room. Also, this is suggested because having a formal dining area so disjointed from the kitchen area often means that it is seldom used. I know because we used to have a formal dining room like that. We used it maybe 2 or 3 times a year. Once we converted the room it is now used everyday. Converting the front room is the surprise. So here goes: Here is the copy of the 3D floor plan copied from your blueprint. In this you will see that the currant family room has been converted to an open and easily accessible gathering place and the formal dining area is spiffed up for both everyday use, gettogethers, and holidays. More 3D pictures below: You will find the following in the layouts below: Three 51 inch love seats. I would stick with the 51 inch love seat because it keeps the room open and easier to move in and out of. If you get larger ones it starts to make the room feel smaller and is harder to move in and around. Two couch side tables Two floor lamps One ottoman with reversible trays that when turned over become seat cushions and have storage beneath them. One basket with extra pillows and blankets or can be used for toys, games and so on. One entry table with one table lamp on it. This table can be used for additional storage in the drawer. There is a box underneath for additional storage. One large wall mirror to add more reflective light and become a faux window on that wall. The dining area speaks for itself. One nice large framed picture over the fireplace. Please know that the style and colors are not in anyway suggestions it is just for furniture placement and suggestions only. Comments (56)Regarding your comment, "We have lived with the current layout for 30 years and it's very functional..." Honestly? That's because you've adapted to it. But then you added, "albeit awkward with the range" -- so deep down, you realize it's not a good layout. Two things I remind people about us human beings... (1) We can adapt to anything -- good or bad (especially after 30 years!) We adapt so well that we tell ourselves it's fine the way it is. But, what if it could be better? If you ask just about anyone here who took our advice and changed their layout to make it better, they will tell you they never realized it could be so much better and wondered how they had lived with the issues for so long! (The answer is back to the adaptability of human beings!) (2) We're resistant to change -- even good change Even when something can be made better, we resist change. We like what we know and we have a hard time seeing other ways to do things - even if they could be so much better! And, as I mentioned before, we've adapted to what we have - both the good and the bad. Usually, the "way we work" is the result of adapting to what we have, not what might be better. We say "it's OK", "I don't mind", or other, similar comments because, subconsciously, we're resisting any change from what we know. Comments (3)IMO With my calculations, your window wall is too long by three feet - am I correct or incorrect? I divided the total number of inches (170) by 12 to get about 14 feet. For the other wall, I divided 125 by 12 to get about 10 feet. That makes a room that's 14 feet by 10 feet....See MoreSammie J
