Building a Home Exterior

Building on slope land -1.3 m right to left

Hi,
My Architect has just completed the drawings, but we are stuck at finding the best option in achieving the flat back and front yard as my land is sloping from right fence to left fence by around 1.3m.

a) If we cut on right side, and build retaining of 1.3m right, then whole house level is getting almost below road level, and lower than my high side neighbour.
b) If we cut and fill, then I may have to build retaining walls both sides which cost me too much
c) If I build retaining wall of 1.3m on low side and do only Fill, then my house will be higher as well as can get flat back and front yards. By the way, do I need to do drop edge beam in this scenario?

d) split level, we are not keen with this option

e) Are there any other smart option that I am missing here. Appreciate your help. Thx

You are fighting your site. It slopes. Reshaping it will cost a lot of money. Is this where you want to spend a lot of money?

A house may easily be designed to fit a sloping site.

The unnecessary expense always comes when one is trying to use an idea which doesn't fit the existing conditions.

If you are using an architect, this is a situation easily discussed and worked out. Not so easy if you are using a drafter or CAD driver.

Here's a pic of the front. You can see the house sits higher than the street, and the land also slopes to the right. Now try to visualize this photo with everything flat - no stone retaining walls, no stairs going up on the paver walkway, etc. To me that would be much less visually interesting. Here's a photo of the back, where the land was leveled quite a bit but some slope still exists. You can see the step up from the eating area up to the pool, then another step up to the gazebo. The steps and change in elevation again add a lot of visual interest imho. The grassy area is pretty flat though, to give the kids a place to run around and play.

Mike, you need a geotechnical engineer (sometimes called a soils engineer) to perform soils tests and give recommendations for proper foundation design based on the actual soils conditions. Otherwise, you risk making another photo for Worthy! :-)

You can either build up the land to create a platform, or do the stem walls as described. Soils should be approved by a geotechnical engineer and often need to be imported. Structural soils should be compacted in strict accordance with the geotech's specifications and inspected by the geotechnical in either case. Since the area required for the platform is much larger requiring a lot more soil and will be supporting the entire house, the stem wall option is usually preferable. Another important consideration is the HVAC system. If you need to run HVAC under the slab it can be done, but the crawl space is a lot easier for plumbers and mechanical people.

Are you in an area that basements common? I am and a fair amount of homes on more slanted/hilly lots have a walkout basement. I've always loved the look and wanted one. Then one party at my SILs home cured me of that. Kitchen was up the stairs and party was down them in the back yard. I love to cook and be outside in the garden. I don't want a flight of stairs between the two. Our lot is very very slightly sloped. We have 4 steps up to the house so the tops of the windows aren't completely below ground. Someone near us built with no steps up and his window wells in the basement are all going to need 8' ladders to get out of. Might be a slight exaggeration but they look scary deep.
