Comments (23)Joe, as others have said, you have been furnished a "list of features", not a construction specification. Such lists may often be as misleading and confusing for what they omit as for what they claim to proscribe. The language of your construction contract will determine the extent to which your "features" list governs and is binding, including recourse (if any) for errors, omissions and disagreements. For examples of construction specifications, visit the Construction Specifications Institute (CSI). Here's the Wiki definition for "Specification--Technical Standard". A key element of a legitimate specification is its three parts for each and every area of Work--General, Products and Execution: Construction specifications in North America Specifications in North America form part of the contract documents that accompany and govern the construction of a building. The guiding master document is the latest edition of MasterFormat. It is a consensus document that is jointly sponsored by two professional organisations: Construction Specifications Canada and Construction Specifications Institute. While there is a tendency to believe that "Specs overrule Drawings" in the event of discrepancies between the text document and the drawings, the actual intent��"made explicit in the contract between the Owner and the Contractor��"is for the drawings and specifications to be complementary, together providing the information required for a complete facility. The Specifications fall into 50 Divisions, or broad categories of work results involved in construction. The Divisions are subdivided into Sections, each one addressing a narrow scope of the construction work. For instance, firestopping is addressed in Section 078400 - Firestopping. It forms part of Division 07, which is Thermal and Moisture Protection. Division 07 also addresses building envelope and fireproofing work. Each Section is subdivided into three distinct Parts: "General", "Products" and "Execution". The MasterFormat system can be successfully applied to residential, commercial, civil, and industrial construction. Specifications can be either "performance-based", whereby the specifier restricts the text to stating the performance that must be achieved by the completed work, or "prescriptive", whereby the specifier indicates specific products, vendors and even contractors that are acceptable for each workscope. Most construction specifications are a combination of performance-based and prescriptive types, naming acceptable manufacturers and products while also specifying certain standards and design criteria that must be met. While North American specifications are usually restricted to broad descriptions of the work, European ones can include actual work quantities, including such things as area of drywall to be built in square metres, like a bill of materials. This type of specification is a collaborative effort between a specwriter and a quantity surveyor. This approach is unusual in North America, where each bidder performs a quantity survey on the basis of both drawings and specifications. Although specifications are usually issued by the architect's office, specwriting itself is undertaken by the architect and the various engineers or by specialist specwriters. Specwriting is often a distinct professional trade, with professional certifications such as "Certified Construction Specifier" (CCS) through the professional organizations noted above. Specwriters are either employees of or sub-contractors to architects, engineers, or construction management companies. Specwriters frequently meet with manufacturers of building materials who seek to have their products specified on upcoming construction projects so that contractors can include their products in the estimates leading to their proposals. Comments (19)Rory20, the $200/SF rule of thumb budget would be for a custom designed home. A builder's tract development or an individual house from a builder MAY be less, depending on lots of things, i.e., land and development costs, size and amenities, demand, etc. A $/SF cost is only a very rough approximation and it's only useful purpose is in very preliminary initial budgeting. As I mentioned the Zillow web site (and similar ones) lets you quickly compare actual prices of existing and new houses for sale to get a quick sense of cost ranges, what may be appealing and what may not. The best way to become familiar with the cost of houses in areas of your choice, and what they include, is...to look, look, look at them! Each and every builder has their own approach to customization, from a little to a lot. You have to go out and investigate. The old rule of thumb is that existing houses tend to cost less than new ones. While not always true, it's good to keep in mind. One of the best things to do before a dedicated search is for you and your spouse to make a list (to which you BOTH agree) of the "must have" spaces and amenities, and a second list of "nice to have" spaces and amenities. The lists are of little value if you don't both agree. The purpose of the list is to establish some important criteria by which to evaluate the houses you see, rather than simply getting carried away by some of the glitz and upgraded features that are common in model homes. Thus, when you visit homes, look beyond the surface "glitz" and try to evaluate the "bones" of the house to see if they will fit your lifestyle and budget. Everyone has their own priority list, but my recommendation for the top priorities in choosing a house are: 1) location; 2) immediate neighborhood, improvements, schools, transportation, etc; 3) individual house. Unfortunately, IMO, some folks make a purchase decision simply on house amenities such as granite counter tops, a buffalo tub and a MBR walk-in closet large enough for a basketball game. Comments (42)I prefer the second plan, but fear that you won't have room for a dining table unless you make the house wider. And I still prefer a side-opening garage. I still cook and when I was younger cooked a lot, and I typically do as you do - refrig to stove area, not often to the sink first. But then I don't use a ton of fresh veggies that must be clean/peeled etc. I buy frozen and have since my children left home, as it's easier to control the portions and involves less work. My refrigerator is at the opposite end of the kitchen from my sink - the room is 15 ft wall-to-wall. There is a narrow island cart in between, but since it's one 17" wide, walking past it is far from an onerous task. It was the best place in my house (built in 1948, kitchen remodeled 2 years ago) for the refrigerator. I'm a very organized person so I take everything out at once, and either place it on the counter near the stove where I do my prep, or on the island where it can easily be reached later to take to the sink if needed. We all have different cooking styles and I would never attempt to impose MY style on others. It would be the same as telling a man how to arrange his wallet, and a woman, her handbag. Comments (34)The numbers don't necessarily look out of line for your price range or location, but only other pros working in that price range and location would know. Allowances are useful as a guide to make selections and keep within total budget. Have the contractor provide references and review each allowance line item in their office across a table. The first allowance on the list is Landscaping $7,000 My questions would be 1. How did you come to that number? 2. can you show me examples of a $7000 job? 3. Can you show me examples of other jobs your clients have done and how much. (BTW, I only have enough landscape allowance in projects today to cover undefined "city trees" and undefined "yard drainage systems" assuming the client will instead hire a landscaper and I would credit) Adjust if necessary. Allowance for pavers is $5760 Allowance for Countertops is $8325 Same questions How were the allowances arrived? DO they include installation or is it only materials. Did you measure and calculate or is this just a job average? etc. You can get through this in 90-120 minutes. You can ask similar questions of their referenced previous clients... were the allowances enough? Where did you exceed? I've done allowances for my entire career, mostly because clients won't pre shop materials but they've usually seen one of my homes. My least amount of overages was $360 for the entire job as client was disciplined and had seen one of my homes.
