estimated cost to add covered back porch like this?
Comments (9)Our covered (not screened) back porch cost a little over 20K. It is 12'x35', steps on both ends, wrought iron railings all around. It is lifted off the ground about 8' (a deck, not a patio), and it required rather significant work to the roof. This cost also included making a window into a French door. It's large: Bigger than any room in our house. Of course, I'm talking about a renovation, and we all know that adding something later costs more than building it along with the rest of the house....See Moreshould we add a railing on top of the flat roof porch?
Comments (44)Front or rear, the problem remains. Our (rear) screened porch is in the SE angle formed by the breakfast room and the dining room. It's about 14 X 14 and has a cathedral ceiling with two skylights in the E angle of the roof. The porch and the interior rooms are bright summer and winter. I like houssaon's shed roof -- whether standing seam or not -- but IDK if it could give you enough coverage. How big is the porch? Will it be screened? What direction does the porch face?...See MoreExterior porch "missing" but would like to add one
Comments (12)My concern with extending the vents is that we live in southern Wisconsin where it can get dang cold. I imagine them filling up with frost/ice - insulated or not. Yes I was given an idea (from houzz) to purchase metal grates to put over the vented area - dryer vent, hot water heater and seldom used basement bathroom. But you don't want to dump hot, moist air under a wood deck, even with grates. I was also offered the idea of putting patio pavers there and going over the existing concrete with the pavers. All would be same level but the patio would have to come off of the house approximately three inches so it would appear to be "floating." This would prevent moisture and debris from being trapped which could cause the sill to rot. Doesn't look like that would work--if you intend to raise the grade of the gravel portion. Because it would (partially) block the vents. So, it looks like about the only option is a two level patio/ porch. Higher stoop and pavers at grade for the remainder....See MoreShould I enclose some porch space to make my kitchen bigger?
Comments (9)Thanks Trudy. I don't think I'd get any truly impactful useable space by just extending out the final 3' to the edge of the porch. I'd run into lots of pushback from dh and our architect if I were to try to bump out the other direction so it is probably a no-go. We did have the foundation designed to enclose in the future, as well as setting the height of the bottom of the support beams for the porch roof structure to slightly higher than the interior ceiling height. I just don't see enclosing it, ever. It's an old craftsman-style house with all the detailed trim added in (dh even hand planed the 2" thick by 12" wide railing tops). We do love the outdoor covered area and would hate to give it up. Rains here a lot; covered space is good. I think I'll just enjoy it as is....See MoreDenita
