Other possible options. 1) Turn that closet that backs up to the front bathroom into a tiny laundry room with a stacking washer/dryer. Might be relatively easy to do b/c plumbing lines would already be in the wall. This spot would be close to the bedrooms for ease in putting stuff away but far enough away that you could probably run the washer/dryer without disturbing anyone who was sleeping. 2) Slice a slightly larger but still small laundry room out of your living room like this... Without knowing any dimensions it's hard to say for sure, but your front bath has to be at least 5x7, so the red square is at least 5ft x 6.5ft That's large enough for a washer and dryer to sit side by side and have room for a small clothes folding shelf next to the door. Whoever sleeps in the bedroom next to the laundry would need to either be a sound sleeper or you don't do laundry when they're asleep.

Everyone seems to be commenting on the kitchen /breakfast room. How about this sketch as an improvement? It flip-flops the kitchen and breakfast room, which seems like a radical idea, but I think it works. Benefits: - You still have space for a window over the sink and could even have another kitchen window on the short side of the "L". - The stove could sit on the short leg of the "L" and could vent directly to the outside. - The wall dividing the kitchen /family room is gone, but the island still provides a visual barrier. The rooms are much more open to one another. - The breakfast room is spacious and could have multiple windows (sunroom-ish), and although I didn't draw it that way, it could still be a banquette. - The pathway that's liable to be a bottleneck is now to the breakfast room instead of the kitchen, and that's likely to be less of a problem than a bottleneck into the kitchen. People go into the breakfast room and sit down -- they don't pass through multiple times like they do in a kitchen. - Your husband can still have the penninsula. It's just relocated to the back wall of the kitchen, overlooking the breakfast room instead of a walkway. - You still have roughly the same amount of base cabinets, though the configuration is different. You will, however, lose some upper cabinets because this kitchen is much more open than the G-shaped kitchen you have in your plan.

What are the issues with where the TV is now? Before you mount the TV over the fireplace, make sure that you have a comfortable viewing angle from the sectional. If the TV is too high or the sofa isn't in a good place, you may have to tilt your head up to watch TV--if you are watching a long movie, that can get tiring. I kind of like the TV where it is now. You have a "focal wall" instead of a focal point, so to speak. Depending on the amount of room in that corner, I'd look for a corner TV stand that would make the best use of the space. Right now, with the TV in the corner, everyone sitting on the sectional has a decent view of the screen. If you keep the sectional where it is and mount the TV over the fireplace, at least half of the sectional will be at right angles to the screen and people sitting there would have to turn their heads awkwardly to see it. Not an issue if you only ever have two people watching TV at a time. More of an issue if several people use that room to watch TV on a daily basis.

Something about the skateboards bother me. I would stagger them on the wall above the bed. I like the yellow throw, but not so much the duvet. I agree that it needs more stuffing. Put the gray pillows behind the shams, and add one throw pillow to pull in the other colors of the room. I agree that a couple of posters on the surfboard wall would be nice.
