Why would you put the cooktop in the island? Might I suggest you head to the kitchen forum and put your kitchen plan up there for some advice on where it might be better to put the cooktop.

Patricia your feedback is helpful. thank you. I realize my drawing are rough... The cabinet will be accessible under the overhang. Is this not a common island plan with corner seating. Again the last pic is a different layout idea. I appreciate the note about cleaning. Something to consider. however I don't see how 30-35" from either side could be that bad to clean. I realize I'm not a professional, however is this design really that bad. I've gotten a lot of criticism and not understanding how my design is that bad.

@amodernmountainhome the basement is finished and they are about to start framing so perfect timing! That’s a good idea. @millworkman This was the first set of blueprints we got from the builder. They put the standard kitchen layout in there but in the mock-up my husband did, we put a 42 inch clearance. The overhang is the island top over the cabinetry. Not sure why it says L-shaped but it’ll just be a regular overhang.

Hi All, thank you for all your input. Due to budget constraints I am only trying to build the island for now (I may literally go bankrupt on the the landscaping work I will need come summer and that is work I am actually confident doing myself) which is why I was trying to avoid modifying the perimeter though I agree the fridge is in an irritating spot. The room I am working in is actually about 25'x25' with cathedral ceiling so it looks pretty open already. The kitchen is in just one quadrant. I always thought that around 40 inches is ideal for food prep surface to cooktop too much larger and I feel like I am reaching, but I am not entirely certain on that. The last thing I want is to make the space feel small or cluttered. All in all I feel like I kept working toward one idea which evolved into Frankenstein and starting thinking it wouldn't work so I appreciate the honesty. My main thing is that I am trying to include a LOT of storage in this (for grill or pizza oven accessories or other items for hiking/boating) which is why I was thinking double cabinet wide but I also wanted seating. For those of you thinking this is too big for the space, any ideas? What would you consider a max size? Or is this a if I want storage, back off on seating or vice versa situation?
