Need help with backyard!

Our house is built on a hill so our yard has quite a slope and our covered back patio is like a balcony because our back foundation is so high. We want to invest some $ into making our backyard a useable space but are torn.

One idea is to build a patio at the bottom of our porch steps and then do some terracing so the side yard above it is a flat space to play. It’s about a 5’drop from the top to bottom of side yard. Then do flagstone pavers to another flat play space on the other side of the porch. For that option we’d built up some planters on each side of the fence so we’d have privacy on both sides of our yard.

The other option is to add to our existing deck on the same level or halfway down. And we’d still do plantings on both sides of the yard for privacy.

We live in Austin, TX so we can be outside almost year round. We have a 5yo so aren’t going to put in a playscape at this point but want to make our house appealing to future owners with littles. We’re open to any ideas! We know the project will be $$$ so want to make sure we’re making the right decision.
