If you can fit it in, and I think you can if you look for small desks (see for examples at Wayfair using that search term), a work surface and charging area for tablets, cell phones, etc., will be much appreciated by most guests. Desk chair also will be useful when un/dressing. If it fits with your style, glass desk and "ghost" chair will minimize apparent sizes of desk and chair. If you can place these in front of window or provide a sconce or pendant with good lighting and a makeup mirror, you might be able to take pressure off shared bathrooms by encouraging doing hair and makeup in the guest room. I have done that in my new home and we find that one bathroom accommodates 3 guest rooms well with seldom anyone waiting a long time to shower or dress.

Yes, this is a very nice house, but what was the builder thinking with that big separate empty space? I know, you move in and think "We will figure out the furniture arrangement later". But really? The only thing I can think of is to include the empty space as part of the living area. Treat the entire space as one big living room. So with this concept, trying to arrange around an off-center fireplace is futile, so don't do it. Try this: Get a big, large area rug and center it in the 'new' living room. Get a solid one, or a tweed...not a symmetrical pattern. Then arrange your conversational seating centered on the rug. A 'floating' seating area. The upholstered bench is too small as a coffee table, get a really big coffee table. Place the bench on one side of the coffee table, and the sofa and armchair on the other two sides.

Is all of the furniture in the pics yours along with the sofa left by previous owner? I see the sofa fits the space it’s in but it seems to limit choices for arrangement. It looks like an L shape sofa with a chaise on the right side & a moveable ottoman sitting on left side. Also looks like sofa currently positioned for TV viewing with TV far across room on stair wall. Looks like the only wall space to hang TV is wall above left side of sofa - the side with ottoman - or, above the FP. It would be nice to have sofa face fireplace with back ’floating’ in room & facing the reading room but that chaise on right side of sofa will block traffic flow & the sofa position would leave no choice but to hang TV over fireplace. Can you use the sofa someplace else - will it fit in reading room? Looks like twin beds in there now, A floorplan of that LR with the fireplace that gives the dimensions of each wall & shows all openings / windows / doors on each wall would be helpful in offering furniture arrangements. And, again the question - can you get rid of that giant sofa? Seems a smaller sofa without that chaise end & several chairs would offer more flexibility, Also looks like the space sofa now taking up could be set up as TV space with TV hung on the same wall double doors are on - great that doors open inward towards reading room! Then set up a separate space in front of FP with a lovely & large framed art hanging over FP. Hard to say though without seeing the side of room that stairs are on.

Take part of the living room and create a half bath with a closet across from it. So as you walk into that space this will be the first thing you'll see. Add some windows to the rest of the living room as you extend it to the backyard. Remove part of that wall between the kitchen and living room. You'd remove the part that contains the dining room. Of course - this might be load bearing.
