Spinach Yogurt Quiche Posted by glenda_al (My Page) on Tue, Aug 31, 10 at 12:26 This is Ginger St Thomas recipe. Think just about anything she posts is good. Pastry for 9" pie 1 TBL oil 1 medium onion, chopped 1/2 cup sliced mushrooms, optional 1 cup shredded sharp Cheddar 2 egg, beaten 1 pkg (10 Oz) frozen chopped spinach, thawed & pressed to remove excess water 1 cup plain yogurt 1 tsp flour 1/4 tsp salt 1/4 tsp pepper 1/4 tsp nutmeg Paprika Line a 9" pie plate with the pastry. In a skillet, heat the oil & saute the onions & mushrooms, if using, until tender. spread over the bottom of the crust, then sprinkle w/the cheese. In a medium bowl, combine the eggs, yogurt, flour, salt, pepper & nutmeg & pour over the onions & cheese. But if you are buying an entry level HVAC system (14 SEER AC, Single Stage Gas furnace) The repair cycle is nothing greater than any other brand of similar ratings. All major name brands are roughly similar in all entry level equipment brands. However, repair costs will be higher for better known HVAC brand. I have been repairing them for 23 years as of 2018. I service the Katy, Texas area. I work on all brands including Trane and American Standard. The higher end systems like 2 speed, 5 speed inverter etc. will require you to choose a major brand as the lesser known generic brands don't go that high up in equipment offerings. Comments (14)Fresh made kettle corn tastes infinitely better than microwave popcorn. So, that wouldn't be a problem for me. Heck, I'd even eat bagged pre-made kettle corn, before I'll eat microwave popcorn. That stuff really doesn't sound appealing to me at all. But I agree that in a household with kids, a microwave is a bit of a necessary evil. My kids still regularly drink warm milk, and all they want is half a pint at a time, or less. Yes, I could heat that up on the stove top. But clean-up is so much hassle for these small and frequent amounts throughout the day. So, microwave it is. On the other hand, before we had kids, I lived for about eight years without a microwave. I had always argued that the day I find something that requires a microwave, I'd go out and buy one. And that day never came. So, yes, it is absolutely doable in a household with adults only. Our remodel is currently underway, and we'll get a Speedoven, as I had a hard time justifying "just" a microwave. Comments (10)Let me start with know nothing about your area. As a retired appraiser this is how I would start an appraisal assignment with a 1.5 story home. Ideally I would find 3 homes in the subject's development that are 1.5 stories, within 100 sq.ft. of finished space and completed within 3-5 years of each other. They would be on similar sized lots with the same number of baths and in similar condition. Chances are I won't find this set up. I will use as many of these 1.5 homes as I can find. Then, I'm will search for ranch houses on a basement with all of the other features listed above. They both have below or almost below grade areas. If I can't find enough 1.5 story homes or a ranch homes on basement in the immediate area, I will start to look farther afield. I will begin to look at changing the other features. I will try to find at least three of these or maybe four, depending on what I find. Once I find these three or four very similar 1.5 story homes or ranch homes on a basement, I will start to adjust for the differences. When I have made adjustments for the differences, I will be able to make a determination of valuation. You do try to use similar styles or types of residential property. It's not entirely necessary, but it makes my job so much easier when I can find similar types close by. Often, I will have to go farther afield to find these types of properties and that means crossing school boundaries into other neighborhoods across town or the county. I have never specifically adjusted for schools or school districts. I don't have enough comparable sales data on the specific market comparison to be able to generate an accurate adjustment metric. The good news for me is the sales prices of the comparable properties have a way accounting for that difference. I leave that direct comparison alone. I usually do not cross county boundaries, either. It takes a very unusual property for me to use two different counties. I will go across town without a second thought, but I had better be able to justify somewhere in my report why I left the immediate area.
