Design Dilemma living room

Confusing living room for plan. Help!

The asymmetrical floor plan and window placement has me confused as to where I should place furniture. I need advice. Note: TV hookup is in the corner where the real camera light is standing.

With this much light coming into the room, it will be hard to keep the TV reflection-free. Put the TV elsewhere, and let this be a social space. It’s much easier to arrange seating for conversation than assuring that all in the room have a good view of the TV.

Hi Junco, thanks for the comment. We would just like a table for 4 or maybe a foldout that extends to 6. We see ourselves having a sectional couch and maybe one glider for the baby. The space is long, so we could picture having a couple occasional chairs and a table at the end of the space. or maybe something more interesting than that. The hallway leads to the powder room and garage and a storage space under the stairs (behind the media niche). here's the whole floorplan. We don't anticipate having any other living areas/dining areas. The grand room at the front of the house will be a creative space.

If you have no use for a living room, this would make sense & increase the value of your home. I would look at your layout of the bath & the entry to the master to incorporate a much larger closet (WIC) in lieu of the single closet you show now. You could do this by moving the entrance to where you current hall linen closet is now located & reverse the current master closet into the hallway for the adjacent bath. This would allow the whole left corner of your plan for a WIC and a full master bath.

Your living room is too narrow for typical use. The width (11.8 feet) is barely acceptable for a small bedroom. Have you considered making the living room wider?

Do you have any budget for replacing some pieces? Are you allowed to paint? The room is so dark--one window, dark floor, dark cabinets, and way too much dark furniture. The gray is so gloomy with all that dark furniture. That room needs warm white walls that coordinate with the cabinets. I suggest the following: --Move your living room furniture towards the kitchen area with the upholstered chair facing the window and front door. --Get a small round dining table and put it at the window. Imagine this only minus the banquette. Putting your table there utilizes that space. Drop a clear pendant over the table to let maximun light show through. Ikea has very affordable white tulip tables. Get comfortable, padded dining chairs that can be pulled into the living room. Yep, it means walking from the kitchen a ways with dishes, but that space is wasted right now. A dining table in front of a window is very cozy. --Pull the rug under the sofa so there's a straight, pathway from front door all the way to the back. --Replace massive coffee table with nesting one, up on legs, light top, round shape. This idea: That's all you have room for.

Thanks for additional photos. Here is what I would do:

-place the tv where the camera light is

-place a sofa facing the tv. The sofa will be perpendicular to the French Door wall. It will form a "hall" behind it in the French Door area.

-foot traffic will walk through the French Door, along the stairs and into the dining room

place a couple of chairs along the window that is to the left of the tv.

If you don't have a sofa, move the dog bed into the space where I am recommending the tv go for a trial run.

Maybe you can add 2 chairs across from the French doors, otherwise this is wasted space. I'd put the TV in the camera area also.

As suggested, a diagram of the floor plan (with actual measurements) would help us help you.
Maverick doesn't seem concerned about furniture placement.

Does it make sense to place TV catty corner or flush to wall where light is? Would couch placement against bare wall across from French doors be less functional with wasted space in center?

Whether or not you currently have furniture for this room, I would use the above mentioned sites in the response from Bruno to "play' with possible furniture placement. I have moved more than a dozen times and using these apps have always been helpful. However, you need to decide the function for the room....TV watching, or social time...or both....one suggestion: build a bookcase along the wall where you have the camera, like so...TV space, window seat (under window) and bookcase/storage to the right of the window seat. You have a lovely space. Good luck!

Threers - I'm confused. Where are you suggesting the bookcase and chair go? Under which window?

CDR Design, LLC - you mentioned putting couple of chairs at window to let of TV, but that is where you suggested placing the sofa. When you come through our front door you will see the back of the sofa. To the right of the sofa will be a big blank wall (near the steps). Feedback, please?

My suggestion is this: build a unit on the far wall where the real camera and dog bed are currently. The unit will extend the entire length of the wall:; starting on the far left ( where the camera is) a unit to house the TV, with storage underneath; under the window, a window seat with storage underneath; next to this window seat, a bookcase unit extending to the doorway to your dining room. I wish I could "draw" this for you. The TV, the window seat and the bookcase unit would be first thing you see as you come into the room and look great filled with books and other beautiful things you own.

Seeing more photos, I would put the 2 chairs here. Looking at the back of the sofa does not bother me. If it bothers you, you could add a console table. I'd get light colored furniture.

This is a challenging room. Any other arrangement will have foot traffic walking through the seating area, which is not good. I do not have the measurements of the room, so maybe off......but this is the general idea.

A window seat is a challenge in this room, as it will cover up part of the window. The sill is too low and I think you'd have difficulty opening the window.
