Furniture Design Dilemma living room

Need help with a confused living room and breakfast nook

Hello there, my wife and I are moving into a new house that has a very confused living space. The fireplace and media niche are where the breakfast table wants to be and the living room is pushed off to the side. I've attached images of the previous owner's layout and a floor plan for reference. Any big ideas on how we could make this space work?

Tell us more--are there other living areas in the house? Does the powder room hall lead to the garage? will this be the family entrance or will you use the entrance by the kitchen? How many people do you need to seat for TV watching? and for eating?

Hi Junco, thanks for the comment. We would just like a table for 4 or maybe a foldout that extends to 6. We see ourselves having a sectional couch and maybe one glider for the baby. The space is long, so we could picture having a couple occasional chairs and a table at the end of the space. or maybe something more interesting than that. The hallway leads to the powder room and garage and a storage space under the stairs (behind the media niche). here's the whole floorplan. We don't anticipate having any other living areas/dining areas. The grand room at the front of the house will be a creative space.

Hi Heather, Absolutely not! Your table can sit as a piece by itself. You don’t want everything to be matchy. If you had say, a tulip table for the nook, it wouldn’t match at all. Don’t get hung up on this. If you put a rug under the table, in a mix of colors to hide dirt and such, that will help define that space as well.

Put an upholstered banquette or bench/settee with the back against the peninsula. Get a single run setteee if you don't want to block the tall window (or a corner banquette) if you don't mind the overlap. With a narrower table (32 to 36" minus overhang) you should have enough clearance to fit chairs on the other side, with seating for six. There are upholstered ones (like from Ballard) that are not too uncomfortable and will protect the walls, windows and cabinets.

My gosh there are TONS of people that have vinyl flooring and are very happy with it. You do realize that 99% of people that go online to write reviews, are those that are unhappy, right? I am very happy with my Armstrong Vivero floor in my kitchen and laundry room. It's exactly what I had hoped it would be. It is the glue-down version (they have matching colors in the click-lock too) because I did not want a floating floor - I was worried about the movement and "clicking" noise that so many have issues with, although I am pretty sure that that issue is related to uneven areas in the floor, and so would be avoided with the correct prep. Also, I have a desk in my kitchen, and a rolling chair. Per the Armstrong warranty, I removed the rollers and replaced them with a felt-bottom slider insert. There have been zero issues.

Well, I'm bummed out, back to square one. The PB chair has been discontinued (though active on their website) and the CB chair is just too dark. Do you all have any recommendations for chairs with clean lines, low profile and low height? preferably with some patting in the seating area to soften the look. Thank you

Here is an idea: make the "morning room" into the dining/play room, then put the tv on the far right wall with the sectional facing it and dividing the two rooms. This will create a walk way from the garage to the kitchen along the FP wall. The fireplace won't be the focus of the tv area, but it is in sort of an awkward spot.

Love it! Something like this? Imagine a sectional instead of the two sofas.

Take TV out of media built in and put shelves in there. Place two comfy chairs on wither side of FP with a small table for a place to relax and have morning coffee. Keep table for eating by windows. Place TV on the end of the room wall. Maybe skip sectional? Two small sofas?
