HELP!! Mid Century Modern dream home - is asbestos a deal breaker?
Comments (7)I used to work as an asbestos regulator. EPA defines asbestos content of under 1% as non-regulated, so the fact that you got a result showing 1.2% is a non-issue in my opinion. As pointed out above, it is only an issue if you decide to mess with it or demo the walls in a manner that raises dust and releases fibers. As it is now, any asbestos fibers are locked into the joint compound and further encapsulated by the paint on the walls. As such, it poses no risk. It's good to be aware of asbestos risks, but a little knowledge is dangerous: just because there is asbestos around doesn't mean it is somehow going to escape and get you. If you had crumbling asbestos pipe wrap present in your heating system, or were going to dry scrape an asbestos-popcorn ceiling, or were going to sand down vinyl-asbestos tile, my advice would be different. In your situation, being concerned that the asbestos present in these sound building materials poses a risk is looking for a problem that doesn't exist. Comments (10)If you look up photos of midcentury modern gardens, you'll see their lines mimic the themes of the architecture: spare, clean lines, often angular, emphasis on the horizontal, not a lot of ornamentation. This is great because it also tends to be lower maintenance than more exuberantly planted gardens. You can get away with a lot of lawn and a few evergreens. You have nice trees in place. If you intend to replace shrubs, look for plants with definite structure or shape; almost sculptural in form. In the southwest, cacti and agaves provide this beautifully, but in your climate, think of suitable plants that have similar strong shape characteristics. Color should come from foliage if possible. Off-white with a bright colored, mid century door was the direction I was leaning, so it sounds like I’m on the right track, @emmarene9, I think the small plants are boxwoods, but I am going to pull those out along with the stones and redo that bed with some more mid-century appropriate, Texas native landscaping - maybe grasses or succulents. Comments (2)We need better pictures. Move to between the two trees (we see one and part of one.) Stand in line with the front door and take all the pictures from that location, merely pivoting. Hold the camera vertical so we can get height to the view. Take a series of slightly overlapping pictures that begin at the far left and pan to the far right. Have the tree at your left side appear in the first picture. Have the tree at your right side appear in the last picture. When we see them all, we'll have a complete view of the front and surroundings. Don't use the panorama feature on your camera as a substitute as it will be too small.
