Comments (26)All the "what's nice" talk is really besides the point. The OP is building new and wants to maximize the appraisal in a crazy market. The ONLY winning strategy is to save whatever money they were going to spend on these improvements and hold that cash until they close on their permanent mortgage. The cash will be MUCH more valuable than a barn or pond at that point. It is SOOOOOOO much easier to close a deal by plunking down $50,000 in cash vs trying to argue about the worth of a barn. Once the appraisal is over and the mortgage process is complete, then the OP can start with any additions. Comments (11)emcee: I agree - at times I don't mind the half/half look and at other times it looks too divided to me. My husband would love the mix you're suggesting! He wants as much white as possible in the kitchen. But I want more unpainted wood in the kitchen so that wouldn't be enough. I did consider doing it the other way around, making the hutch white and the tall cabinets on either side wood. But our fridge is white and we're keeping it for several more years. Comments (8)@suzyq, what a beautiful kitchen! Is the base attached to the floor? Screwed into plywood: plywood between the base and the countertop? Thanks for the picture! @Joseph Corlett, LLC and @ Sophie Wheeler: We don't actually want to float/cantilever it, but good to know given pots of $$$ it could be done. I was trying to explain why our plans show no support (Ikea planner limitation), but it seems my can't-sleep-obsessing-about-the-kitchen-musings didn't translate well! Check on cost of mitering edges: about $1500 extra per fabricator. That includes the extra material and labor. I'll stick with the 3cm, and possibly an ogee edge (otherwise pencil edge). The table base look is our first choice. Found the Osborne Wood table kits through various countertop support discussions here, and they look very good. I've been in touch with them today, and leaning heavily that way. Sophie: Good point about the electric. There will be power for the undermounted microwave and we plan an outlet at each end. Osborne has a option to add outlets right into the legs, although if it's part of an apron the post top must be 5" wide. In this house there is ALWAYS a good place to plug in the blender! Comments (76)@LH CO/FL, I think you've been misinformed. The current Florida residential building code is based on the 2018 IRC which requires a receptacle outlet at a kitchen island. The code citation can be found earlier in this thread. The next code cycle (2021 IRC) provides a formula for the number of receptacle outlets required based on the area of the island with a minimum of one receptacle. I can't foresee any future version of the code requiring less than one receptacle outlet at an island which is intended to preclude the scenario Mark Bischak so entertainingly described....See MoreJudy Mishkin
