I am not planting on the scale you are. Last year 1/2 acre and I guess be like 3/4 this year as broke more land to plant. I presume with all you planting that your seed is bulk. I buy from seed house. They do cut off some on larger amounts as I am market gardener. I grow my own plants as that is big savings. My main crop is tomatoes and then peppers and so on. The new land will go into melons mostly. I hand seed in beans, onion sets, corn, squash and peas and will melons. I did no thinning. I make a furrow for seed and put in fertilizer and drop the seed, and cover. I use an old push plow to make the seed rows and to cover. It has a small turning plow type blade on it. It is two wheels and as I said old bought back in the 30's. Bigger wheel in front and smaller behind and the blade between the wheels can be set higher or lower. I have a one wheel 3 HP cutilvator that I may replace it with if get it running. At this time I use a push plow. If I take longer with seeding I am not botherd with thinning. Today I am planting potatoes. I have no idea what those tubes are and have not used a jab seeder. I mark my rows and take the tiller in and make a furrow for the potatoes to go in. Book says fertilize will burn them so not get any on the seed potatoes. l0-l0-l0 will it said. I am debating this morning which way to do it. Last year side dressed but need it the the row now. I did the furrows last evening and I am couple weeks late plant due to wet weather. On the seed I put the irrigation ditch in and the the seed furrow on down side of it . I toss the dirt away from irrigation ditch for furrow and then come back and toss it in the furrow. This way my seeds are close to the irrigation. The potates I will go up one side and back the other and toss dirt over them from both sides to get enough. Then go back in and put in irrigation ditches. I have stakes up the potato rows so can ditch and till. I have learned to not cover the seeds too deep. I have hesitated to put on this answer as I doubt it would be a help. I do not have a push seeder. Here we irrigate to grow anything. I have valve and gated pipe and ditches in the garden to water. That pipe has saved a lot of work but I have about l2 # pressure. I sell here at the farmers' market. Just me to do it. I ditch and then set the plants on the down side of the ditches. I have been trying to come up with a faster way to get plants in. Or at least cut the planting time. I am sure faster ways to plant then I am doing. With what I have it is best I can do.

I just posted to the "McMansions" thread before I read this one, where everyone is saying pretty much exactly what I was trying to.... Anyway, I subscribe to the TNSBH concepts and looked for a house with a flexible, fully usable floor plan. We went from about 3500sf with full basement for storage to our current 2000sf. Had to declutter all the big stuff and still quite a bit of the smaller stuff to go. Added elderly mother and two guinea pigs to the already existing husband working at home, two kids, dog and three parrots (but the parrots live out on the lanai). Sailboat in backyard serves as 3BR/2BA guesthouse; or guests can opt for the pullout sofa or blow up mattresses. My SIL lives in what I'd guess is a 3500sf house and put an offer in for a larger short-sale in her neighborhood. She's kind of stuck because her house has a weird, inflexible floor plan with lots of open floor space. For example, you could hold a small yoga class in her bathroom because it's just huge with all the bathroom stuff around the walls and open floor in the middle. And it has upstairs and downstairs foyers that are as big as our small bedroom. Can't do much with a foyer. So her only choice is to go bigger if she wants to stay in the same schools because they only built giant homes all around. Her neighborhood in Rocklin is one of the older ones so the homes there are "smaller" than all the newer ones. It's going to be interesting to see what the builders start doing in her neighborhood now...(although it's almost all built out now so that I can barely find her house.)

Good to see you with another project! Just to play devil's advocate, and because IIRC your kids are two boys just a tad older than my 2 boys. Do they really need better organization for their stuff? Is this wishful thinking on your part, that if they had different space, their stuff wouldnt be all over the counter everywhere like an explosion? My boys' bathroom looks like that- I close my eyes to it and make them clean it once a week. The rest of the time it looks like what it is, a bathroom that belongs to two teen boys. And I have two brothers- their bathroom looked like that and they are both very neat clean organized adults. VERY! So being a pig when you are 14 -18 does not predict that you will be a slob as an adult. With all that said, I am not sure I like the tall tower separating the toilet from the vanity. I think it might be claustrophopic. I think that if the storage isnt accessible while they are at the sink they wont use it- well they might take things that you put inside out but I doubt they will put them back. What do they need to store? What about a shallow tower between the two sinks? Maybe with an enclosed outlet and a designated space for the presumed electric toothbrush and blowdryer? Do they have electric razors too? If not a single shallow tower in between the two sinks, what about a set of shallow shelves from counter up for each sink. Your plan looks good, but don't do a custom sectional unless you plan to live here forever. Maybe not even then. Have the sectional end where the kitchen begins. And I wouldn't use Barcelona chairs there. I love the way they look, but I wouldn't want to watch TV from them. Also consider a standard sofa instead of a sectional, and then where you show the chaise you could have an Eames lounger. Now that I would watch TV from.
