Am I missing anything? meeting with electrician tomorrow
Comments (11)Thanks for your replies! These aren't things "I" have to have... most of these came from a thread from about 3 years ago and I wanted to eliminate things that are unnecessary or overkill which I know is quite a few. Allison, I apologize for the length. I, many times, have opened loooong posts and quickly returned to the main page. Thanks for coming back. ;) David - I should have removed Cat 7 from the list. Electrician already told me he uses Cat 5. You're right they were copied, that's why they don't make sense. As far as expense, if I pre-wire for many of these will that cut down a lot on the price initially? I should have added that in my first post. This is a whole house remodel and addition, and unfortunately we won't have a garage anymore, just a storage area, so the outlet for the extra refrigerator will be in the laundry room. I'm deleting extras now. I thought the 4 light switches were a bit much myself. Thanks for your help....See MoreFinal Layout--Am I missing anything?
Comments (22)Aren't you glad you asked? :>) According to my guess-alations, you have ~34" between fridge and end of peninsula. That's gonna be a real tight fit, and a potential traffic blocker. Our peninsula is about the same distance from our beverage centre, but end of counter has a rounded radius with a bullnose edge so easier to scoot by than a hard edge like your knee wall and cabinet, AND, it's not the fridge door right there, but a cupboard that is rarely used. Can you bump the fridge into that back wall even a few inches? I like the idea of the corner sinks and cooktops. WE had a happy accident that the two appliance garages we ordered didn't arrive. WE are LOVING the extra counter space, (and we have a significant amount more than you), (though really, corner counter space is not all that useful for working). If you don't move sink there, definitely use cardboard boxes and do a mock-up, make sure the appliances will even fit. eg, our new bigger Toaster Oven wouldn't have fit in ours anyways! If you put sink in that corner, you won't need the high knee wall (no cooktop splatter to worry about), so you could eliminate the wall and stretch out your counter and create a little overhang. Again, you can never have too much counter space!...See MoreRemodeling In-laws' kitchen for sale...Did I miss anything?
Comments (84)It is definitely the right thing to update the kitchen to sell. We did exactly that last spring for an elderly relative who needed to move. The house sold in 10 days for near asking price (the highest so far in the neighborhood) and the buyers mentioned the kitchen as a major selling point. We got great feedback on the kitchen and bathrooms which were also updated with the same cabinets. I used an OTR microwave as there really weren't any good options. There was no negative feedback on that at all. Because we did much of the work ourselves and shopped around for the rest it didn't cost that much and made all the difference in selling or not. There's no doubt that we received a good return on the investment. So here it is....The Kitchen That Sold the House in 10 Days!...See MoreKitchen remodel plans - have I missed anything?
Comments (13)I have the same kitchen layout and almost the same dimensions! I opted for zones to have mutiple cooks in my kitchen (that will be installed in 2 weeks!) I placed the fridge and drinks/coffee station/wet bar on the other side of the island and a cleanup sink and DW at the end of the cabinet run beside the dining room entrance. I didn't want kids or guests walking into the cooking or prep zones to get a drink, grab dishware or load the dishwasher. Some may say this is not functional but it works for how we cook and entertain. I worked as a cook (I'm not a chef) in a restaurant kitchen where there the walk in fridge and pantry was behind the stove and prep area. You learn to make 1 trip to collect what you need from the fridge before you start cooking. Plus I'd rather the long walk than to tripping over a small child while carrying a 10 lbs roast/brid. I placed my drink/coffee station/wet bar beside the fridge. I wanted a place to set my drink down while I got cream or ice. I designed my kitchen around the Frigidaire all fridge/all freezer. We have friends who bought the same set after seeing my set. I love it and highly recommend for a family of 7. I have 54" space planned between the island and fridge. I wanted to ensure I could fully open the fridge while someone was seated at the island. Sharing pictures of one of my draft layouts that is close to your layout. You may want to consider removing the upper cabs from the window wall if you place your stove on that wall. There might be a way to create visual balance between the hood range and window. Good luck and have fun! Edit: I am placing my cutlery, dishes and bowls between the stove and cleanup sink/DW. The cook or dish washer/table setter will not need to cross path if they need to access the cabinet. Plus is closer to dining room entrance....See Morekjenshoej
