Comments (25)We finally wrapped this up with the relo company on Friday. Relo required that the 6% be written as a dollar amount, not a precentage, otherwise they had no problem with it. For those wondering how this relo stuff works, the relo co is agreeing to buy the house from us for the price the buyers and us agreed to. Relo company then is responsible for everything here on out, including closing. The only thing we would have to do is participate in any negotiations coming from inspection repairs and be out of the house one day before closing. If the deal falls through, it's up to the relo company to find new buyers - we would still get the same sell price as we have now, but relo company would get the new sales price (whether the same, lower or higher). There was a TON of paperwork involved, for us, for buyers and for our agent. It was frustrating for all, but it did enable the buyers to get a very good price and is allowing us to quickly move forward with moving and buying our new home. Comments (3)VT is a number that represents a percentage of visible light that enters a given window. VT 0.52 = 52% of the light that hits that window (including the frame) comes through. VT is a function of frame profile (thickness) and the type of glass and Low-e Coating. The same Low-e coating that is used in the Double Hungs will not allow the slider or picture windows to be qualified because it will exceed the SHGC maximum of 0.30. This is because there is more glass in the slider and picture window as compared to the double hung. Comments (8)She isn't replacing a double oven, it's a single that's there already. I agree with weedmeister that it is unlikely the builder ran 40 amp wiring to an appliance that only required 20 amps. If one were taking future upgradability into account, this of course would have been the smartest thing to do, but unfortunately that's not how builders think. They do everything to keep construction costs as low as possible. Your electrician will be able to confirm if it's just the breaker that needs changing, or if the wiring needs upgrading as well. Hopefully your house's electrical service has the capacity for that extra 20 amps. If not it will need an upgrade too. If you want to avoid the work, consider whether or not you really need that double oven. If you change your mind and decide to go with a single for your new kitchen, make sure it's rated for 20 amps like your old one....See MorePlease help me understand cabinets out of level!
Comments (11)Does it matter that it's a European miter seam (?) that joins in a circle shape at the corner? The silver lining for me is that if it's so clear that our out of level is a problem, then there is no question that the counter has to be replaced. A replacement was offered by our contractor due to his workers leaving too big of a space for the dishwasher that took space from what we wanted in our overhang. I really don't want that inch of filler vs. overhang space but I didn't have the heart to make it into a $3,000 mistake for him.
