Would love feedback on my plan for property line

NE PA, Zone 6. Plan to minimize the impact of the possible development of neighboring land in ways that will still be improvements if the development does not go through.

Tentative Plan, mocked-up google map attached. Goals:

• add no/low maintenance trees and tall shrubs, budget tight

• filter site line to highway and possible development

• shield building from increased traffic

• stop mowing adjacent to pool to reduce maintenance

• increase pool privacy

• shelter buildings and improve stormwater management

Spring 2018

• Plan landscaping.

• Create mulch only area, shown in brown, to kill grass and prepare for future plantings. Weed control this season. Return lawn over property line to nature.

• Plant limited number of bare root or sapling versions of trees and main shrubs as maturity takes time but planting inhibits weed control.

Spring 2019

• Add plants, expand mulch are to hill between the two mulched areas

Considerations:

• Area currently partly shady, more sun after neighboring trees removed

• Heavy deer area, will be less

• Evergreen or low shed

• Do not encourage box elder bug

• Place to allow for eventual size

• Review landscape as to property line. Return area over property line to nature. Mulch? Seed? Ignore?

Suggestions for adjustment of plan, placement, species, methods etc welcome.
