I always have the floors done first. Sanding/staining/sealing is much messier than painting, and the painter is much neater. He always likes to be the last one there. Just make sure your painter uses good drop cloths and make sure he knows that he needs to be very careful with the floors.

I'm in the do the painting first camp, depending on what process is used to sand the floors. A machine like a USand collects most of the dust. A drum sander does collect some, but not all. Washing walls can be a drag.

However, protecting the floors can be expensive or problematic, depending on the ability/desire of the painter to do that.

I've done those jobs both ways, painting first in my own home when doing new flooring and painting. And I have good quality drop cloths(not the plastic one use sheets).

We used semi gloss paint and the USand for sanding(new flooring) and had no problems with dust on the walls.

We did a combination approach. First was the major wall and ceiling prep and paint then we did the floors. After the floors were done, we did trim work, installed kitchen cabinets, hardware, fixtures etc. Last step is a final coat of finish on the floors then touch ups on the paint

One potential issue with redoing the floors first is the cure time for the floor finish. Our finish can be walked on in 24 hours, furniture in 72 hours but no rugs for 30 days. If the floors have to be protected for other work, the protective coverings have to be removed at the end of the workday so the surface can get the needed airflow for curing.

Either works, and depends quality of your painter. IN ANY CASE...........you're coming back around to do a one more time final coat on baseboards. Count on it. I prefer the painter last. Good painters don't spill, they prep, cover and no issue. Much depends your timeline , just one reason a builder installs floors last and paint far precedes: ) Count on that too.

Are you also doing the floors? A professional floor team won't leave your walls a mess. I would at least get some primer on the drywall before doing the floors, but might as well do it all at once. It doesn't REALLY matter what order, as long as everyone is conscientious about it.

Floors first…doesn’t make sense to me, but it is the norm.

We painted after the floors were done. I figured we would be more conscientious about seeing and wiping up drips immediately.

Doesn't matter how much you are painting. If you want one annoyance out of the way, let them come in and get all the ceilings done. But after that, it's a non issue as to the rest: ) Perfect world is good floor folks and a good painter. No matter the pecking order.: )

The very last thing I am doing is floors.

If you do the floors first, make sure you allow all of the recommended floor curing time before you start hauling in ladders and drop clothes for painting.
