Comments (14)Built ins tend to take over a room. You can't take them with you when you move. They tend to make a room lean more traditional than modern--which your wainscoting already does--and will surely be more expensive than a media cabinet. My main objection to built ins is the Hobby Lobby junk they end up being filled with. Now, if you have lots of books and a collection of fine Ming vases or McCoy pottery or pre-Columbian artifacts, go for it. I stole this built in from your ideabook. Comments (47)No. That’s not how that works. Load paths of the old and new are critical intersections. It’s usually where all of the trouble and a lot of the money is. The old bearing walls will need to be engineered with a completely new foundation for the new heavier point loads that will carry the new beams needed to change the load paths and open up the space. That’s why this is a very expensive proposition. I’ll echo getting a builder on board as a paid consultant now. What usually happens is the clients think the plans will cost 1M, but the remodel plans come back from the builders as 2.5M, and the clients can buy a new home just down the road for 1.5M....See MoreHelp with flooring choice / room design: 80s family room remodel - jb

Comments (15)Good layout and wonderful color sofa! Looks like you are not afraid of color, go for a colorful rug and walls. Rug 9x12 Colorful or light off white Sounds like this is your tv room. Consider a darker more dramatic wall to compliment the color of the sectional and vibrant lounge chairs. Keep the fireplace wall white and the ceiling white (Benjamin Moore Decorators White - a clear bright white) as it will bring out the color of the sofa.
