Comments (33)My DD! She drives the rest of us crazy! Sometimes (in car) I have to tell her to stop talking *at* me, I can't concentrate, I need to drive. Then there are the conversations that go on forever b/c someone's just not getting it. I must have spent 5 minutes at dinner last night trying to describe to my dad where/why I thought they were putting catch basins in on my uncle's street. It started with my dad saying he drove that road around 3pm, noticed surveyor was at lot behind my uncles' (he's on the corner). I said yes, at 4:45 I saw the flags and OBTW they were putting in catch basins on that (short) road. Dad said he saw the patched asphalt. I said well the heavy equipment was there, and I saw the concrete storm drains off to the side of the road. *That* started it - "Where?" "At the end of the road near the land that's for sale" "There's no land for sale, that's the house, they just have the sign on the state hwy so people know it's for sale around the corner." "No, uncle told me last year land was for sale, sign said acreage, but the drains aren't on the hwy, they're on cross street." "Mr. X used to own that house, he sold it, but he owns all the land back behind all the way up to your other uncle, but he sold the house, he doesn't live there anymore, but he always had a problem with water running down the driveway of that house, he dug out so it doesn't run in the road. Maybe the new owner is doing something" ... it turned into a 20-min conversation, both of us getting frustrated, and all I meant was to mention they're working on the road and we shouldn't use it as a shortcut til they're done. Comments (20)Glucosamine/chondroitin is an OTC joint supplement. You can get it at a human drug store. I personally go to Costco for their Kirklands brand, which is the most economical choice since my husband, myself, and all 4 dogs take it daily. $21/200 tablets. Hmm, I wouldn't think of hepatitic lipidosis OR hepatitis without any kind of clinical signs. I don't think I've ever seen a hepatitic lipidosis animal that was eating (anorexia is usually the cause of their problem, and it's not common in dogs anyway) or that wasn't jaundiced. And usually dogs with hepatitis have decreased appetite (not all though; my B'Elanna ate well throughout her hepatitis too), increased drinking/urination, sometimes other more serious problems such as hepatitic encephalopathy, hypoproteinemia, and others. My B'Elanna was a little lethargic, but she was also VERY yellow, which is why we knew to look for liver disease. Personally I would have an ultrasound and liver biopsy done. Between those tests, you'd get a ton of information, such as are there liver masses or nodules, is there steroid hepatopathy (like with Cushing's disease which is common in poodles), you can do special stains for copper accumulation, etc. The ALT is a little more concerning because that is more liver specific and indicates liver cell damage. But that could be secondary to other things such as Cushings, nodular regeneration, etc. OTOH, my Aleksander lived the last several years of his life with an ALKP in the 1200s and he did not have any disease that would cause that elevation. He eventually died of stomach cancer, but that wouldn't cause elevated ALKP and in fact his ALKP was lower when he got sick. Again I know many dogs who just have a higher ALKP. If we can't find a cause for it after a good workup and the dog seems fine, we just kinda say OK, it's normal for that dog and continue to monitor it once every 6-12 months as long as dog stays healthy. I'd do bloodwork every 6 months on any dog over 8 years old anyway; now your guy has an even better reason than just routine senior care. Anyway, since he's feeling fine, I wouldn't rush into anything, but I would get the ultrasound and biopsy done. You may do a bunch of other tests and find nothing. If you have results of other bloodwork, I'd love to see them. In the meantime, keep up what you're doing because your dog seems to be doing well with it....See MorePurchase agreement mistake? Comments (9)Oh man, my buyer trying to get an FHA loan was what caused my whole deal to fall through TWO DAYS before closing. I'll tell you what happened to me. It may or may not be helpful. My buyer was pre-approved. Her credit was sterling, she qualified for a property more expensive than mine, she and her husband have good stable jobs. I was worrying about my property appraising high enough because it's a horse farm. I was worried the appraiser would compare it to another property with a house, ten acres and a shed out back. I have a horse farm with a barn you could live in and I wanted to make sure he'd value that correctly. I called my buyer's lender to make sure he understood what kind of property this is. He assured me he understood and the appraiser he was sending was local so he would understand as well. It appraised out on the money. So I thought everything was a go. Two days before closing the bank suddenly decided to decline the mortgage. They said the buyer couldn't get an FHA loan because of the agricultural zoning and because of the "income producing nature of the property"--it's a horse farm and she could give riding lessons if she wanted to. Don't forget, at the very beginning, I called her bank and told them what kind of property it was. The mortgage broker basically said, "Too bad." Our zoning official in the county said she never heard of such a thing. This whole area is zoned agricultural and many people get FHA loans. I called FHA themselves. They said they don't have anything against agicultural zoning or horse farms--it's the way my buyer's lender was interpreting their rules. They suggested my buyer could try to get an FHA loan through another lender but by that time, my buyer got cold feet and I lost her. Another thing to watch for--in the beginning of this process, my buyer's bank told her she wouldn't get the loan unless we put heating units in each bedroom upstairs because we don't have duct work. We refused to do it because it's warmer up there than it is downstairs and felt it was a waste of money and told buyer from the beginning, we already fixed everthing we're going to fix. She asked us to buy them and she'd reimburse us at closing. We put that in the contract. But now there's no closing so we are out that money, almost six hundred dollars. Later we found out that was wrong too. FHA doesn't make you put separate heating units in--only if the space is a certain amount of degrees colder than the other living space. Which it's not. Her lender interpreted that wrong too. FHA has a website. Go read their stuff so you know what to be on your toes about. Don't forget, FHA is not giving them the loan. They are only insuring it. Comments (31)I agree that the sellers don't have to move twice--but were I the buyer, I wouldn't want to move twice either. That doesn't mean one side or the other is wrong, but it may mean that this is not the deal. We saw our place on Super Bowl Sunday, made a bid about a week and a half later, and closed on August 1st (w/ a rent-back for 3 days). The sellers needed time to find a buy a house; we weren't getting married until September anyway but could have moved sooner if we'd wanted or needed to. There may be a buyer out there for this house who is willing to wait for the closing. The sellers may decide that this offer is good enough, and they'll change their mind about the closing date.
