Comments (1)For some reason, I see a lot of garages without insulation, and without any sort of venting on the roof. Without insulation, venting can make a big difference in a garge, especially in a hot climate like Arizona. I'm guessing you already have several vents around the perimeter of the garage, down near the floor. The addition of a roof vent or two, up near the peak of the garge roof will allow a lot of heat to escape, and pull in cooler air (if there is such a thing in an Arizona summer) from down near the ground. The garage still won't be cool, but it won't be an oven, either. A roofing company or a good handyman could cut in some vents in less than an hour. By the way, if the insulation company was quoting you a price for insulation blown into an attic, that's a pretty fast and simple job. Because garages seldom have attics, rigid insulation or fiberglass batts needs to be fitted between the ceiling trusses (or do I mean joists? - never quite sure) -- a much more time consuming process. Comments (9)There is no way to give an meaningful estimate, mother than to find out what the local average for price per square foot is for the work you want done---add on/remodel versus new construction. If there is no plumbing, the cost should be lower. But, costs/fees for surveying, soil compaction(for foundation) and permits/etc. have to be considered. Sounds as if the plan would increase the value of the house to some extent. Comments (14)I insulated my garage door myself after I moved in back in the 90's in a effort to help reduced the heat a little bit. The garage is west facing in Phoenix. HD carried 2' x 4' styrofoam sheets that fit perfectly into the door cavities. The end result, I didn't notice much, if any, difference before and after. In fact it probably hurt the night time temps since the heat couldn't get out as easily through the steel door. The average temp in the garage in the summer at 4:30am when I go to work is still around 100℉. Thinking about it now it didn't make much sense to insulate the door since none of the rest of the garage is insulated. But putting in the white sheets made the garage noticeably brighter at night with the lights on so all was not lost. If I had it to do over again I would just paint the inside of the door white. chisue - In my neighborhood probably at probably close to 1 out of 3 homes use the garage for storage and park their cars in the driveway. These are smaller (<1500 ft²), but cheaper houses. It has more to do with the fact that almost none of the houses here have basements to fill up with stuff so they fill up the garage instead. Comments (5)Living areas above garages are indeed more difficult to condition because they are typically constructed over unconditioned garage bays and have sloped ceiling areas which limit insulation options. On a retrofit basis, you can use injection foam in the joist bays without the need to tear out the drywall. I suspect your rim joist is poorly air sealed, so insulating that area would be a priority. You indicated that you have spray foam in the knee walls, but if there are other walls which have batt insulation, make sure they have an air barrier on the back side (plywood, OSB sheathing or house wrap.) Fiberglass batts don't work well unless air can be trapped in the stud or joist cavity. You'll be more comfortable if you have either a HVAC unit dedicated to the space (mini splits tend to work well in this application) or a multi-zoned central system with the room over the garage controlled by a separate thermostat....See MoreTony Milano
