Ponytail palm browning

For a year I haven't had any issues and this plant was always pleasing us with different shades of green as new leaves emerged and grew bigger. Out of nowhere it started getting these brown parts on the leaves, in different areas of the leaf (not the ends). I'm wondering if it has outgrown it's pot - I haven't reported yet because apparently they particularly prefer a smaller pot (this is the original pot). The trunk doesn't show any softness which could be sign of root rot. The trunk here is wet as the photo was taken right after watering. What could be the reason?
