Comments (3)"The restoration company put me up in a hotel (that insurance would reimburse)." Did you get it in writing? Hope you don't get stuck with the hotel bill. Whose name is in? If it is in your name you are legally responsible to pay it in full if you contracted for the room. Don't rely on a verbal promise from the restoration company. Also check your insurance policy to see IF they even pay for hotel expenses and/or if there is a cap on the total amount they will pay up to. Stay in contact with your insurance company. Call them daily. Find out the lease laws in your area to see if you are released from your obligation. There must be a landlord tenant group in your area to call for quick info. Comments (15)We are in the opposition position (sellers). Have a contract to sell at one price with the appraisal coming in $10k less. The buyers said they could only go forward if we reduced everything down - we were giving them a new roof & $6500 closing costs. During the home inspection THEIR home inspector stated that the roof was good for another 5 years (it should be - it's 20 yrs old on a 25 yr roof). So we countered back on the appraisal that we would accept the lower price but pulled back the roof and dropped the closing costs to $3250. It's been a week and we just heard that they STILL want the roof and $4500 closing costs. (i.e. I feel they don't want to give up anything - this roof will cost us a good $6k - it has to be stripped and a new one put on). So now what? I really want the sale, hate to play "hard ball", but then again, feel like I'm being taken for a ride - having to have a roof job done on a house that doesn't need it. Attorney suggested maybe dollars towards a new roof? We've already completed most of the repairs on their punch list from the home inspection - and they know it - so they know we are trying to get everything in order. Comments (12)Thanks for the input. The space is just 75” wide and along the exit to our back door as seen here behind the curtain. We just bought this w/d set a couple years ago. Because of current space limitations, we had a choice of two models. The current set up leaves the washer door very low. About the height from the top of the basket. We deal with it. No kids, just the two of us so we’re not slaves to laundry. We should probably figure the countertop so that it could be removed and raised if needed in the future. Comments (41)Good correction, 5iveminutes. Still, the gap between current value and the real construction cost would have me very worried were I the homeowner. The gap would be uninsurable. Robin, I was surprised at the lot cost, too: a very nice house on a bargain lot in an area of $400k-$450k houses? Hmmmm.... My personal experience with lot prices.... I just bought mine this year. It cost roughly the same as EJM's. It puts the "rough" in "diamond". It abuts an "affordable housing" subdivision in an area rated "rural". It has a cliff in the middle, 2 catchbasins for street runoff, berms, and a 3 foot wide underground storm drain cutting diagonally across the lot. I can't build anything on top of the drains or berms. Buildable square footage? About 800. No carport/garage. Around here, a lot with buildable space for a family-size $400k house would be 3x that much....See MoreCharles Ross Homes
