If money is no object there is Longboard. Beautiful stuff, but for the cost, I could pay a crew to refinish real wood every few years. Another option that looked good in small samples is Allura cement board. Formerly known as Certainteed. It's a similar product to Hardie Board, but they do a "stained" finish that looks like wood. Unfortunately for me, Hardie has a firm hold on the local market. It took a lot of hunting to get a local distributor, and then they would only sell me full pallets, and given that I just needed a little for accents (like you), it made it really expensive. Plus, they wouldn't even let me buy a single piece for colour selection. I wasn't willing to take a risk and buy a whole pallet and cross my fingers that I picked the right colour. I had to make my choice based on a 2x2" sample. My GC has just used a Royal product on one of his current projects. I found it didn't have enough colour variation in it, and it only came in 2 "wood" colours, brown and grey. I ended up going with an ipe-like wood product.

Hi Jennifer, Thanks for the advice. Good point about not being able to go back, should we paint the brick and future buyers not like it. The primary reason why we are willing to spend some money on the exterior and landscaping is that it is overdue and would not show well as is. We've been meaning to do it for some time but when the pandemic hit we put our plans on hold because we were so busy and didn't need to pay a premium to get the work done quickly. Sad to be doing it for someone else to enjoy but as you stated we want the home to look well maintained. Selling as is, would not only decrease the selling price but shrink the pool of potential buyers who are willing to take on these projects. Our neighborhood has been slow to turn over. Still have a few original owners who haven't done much to their homes. In the past 5 - 6 years we've had more owner turnover and the new owners have been updating their 1970s homes. As a result, there has been a significant increase in the sale price of the renovated homes compared to ones that haven't been updated. The price difference is far greater than the investment we plan to spend or would be required to compete. We just want to make design choices that keep the pool of buyers as large as possible.

@Thomas B, we eliminated the Sierra Pacific because it is coming in as the most expensive by a fairly significant amount, and we have read only so-so reviews (although admittedly every single window manufacturer/line has so-so reviews). We eliminated Marvin Essential due mostly to the fact that we'd prefer a wood interior, and the cost differential between the Essential and Elevate line is fairly negligible. However, @oberon476, it sounds like you prefer the Essential to the Elevate - may I ask why?

Would definitely suggest rethinking the landscaping. The trees are obscuring the view of your house. How old is your roof. If the tiles are true terra cotta they will last for a very long time. So, replacing with a different color tile may not be desirable or even an option for you. So, if you are stuck with the white tile roof I might suggest a house paint color that will provide some contrast. I do like the color that Lyn Neilson suggested but would also suggest that you consider earth tones as well - maybe something in the reddish brown family in a light shade. Good luck!
